Please indicate what is to be built now and if curb and gutter is to be installed along both sides. • The stormdrain manhole on the southern property edge appears to be in a location that conflicts with a handicap ramp. • Indicate that the sidewalk along Timberline is to be a 6 foot sidewalk (we agreed that is could be 6 in lieu of a 7 foot walk) Also make the parkway 8 feet. This is less than standard, but the reduction of the parkway allows for trees to be placed to be within the center of the future major arterial parkway and keep an adequate separation from the walk. The future street trees should be placed 18.5 feet from the flowline of Timberline as designed with this project. • Plan and Profile sheet • Need to show the grade that is being tied into on the south side. • Why is the median being shown with different distances off of the section line. Does the street move around a bit? • Need to provide a note and a detail on how you plan to provide drainage through the median. Are chases going to be used, PVC pipe,... and how often? • Need to note on the cross sections that there needs to be a 12" area behind the walk that is at a less than 2% slope. • Provide cross sections for the remaining portion of the road where the median is to be placed 16+00 to 19+00 • Provide a detail for the glue down median. • The street intersection detail needs to be modified fro use as a driveway detail. • The handicap ramp detail provided is not really applicable as the site is designed. Detail D- 12.1 would be more appropriate for the Automation/ access drive situation. A detail for the Timberline Road/ access drive needs to be created, as there is no standard detail for the design shown. We do not want the standard comer walk here as that would direct pedestrian traffic out into the street. • See additional comments on the plans. Horsetooth East Business Park, Lot 2 November 28, 1997 Site Plan 1. The layout on the site plan and the utility plans do not match. 2. All walk within the Row needs to be concrete. The brick walk should not start until after the property line. 3. Label the retaining walls. Utility Plans 4. Provide the General Notes on the Utility Plans. See attached for a list. 5. Provide an index of sheets. 6. A 3.5" X 4.5" space is needed on every sheet for the signature block or put the signature block on the sheets. 7. Current standards require detached sidewalk. A letter requesting a variance should be submitted from a licenced engineer. As part of the letter need to provide justification as to why the sidewalk should be attached. 8. The layout on the site plan and the utility plans do not match. 9. The handicap ramps in the parking lot should be per the detail on the site plan. 10. The corner ramp detail is for a detached walk. If an attached walk is to be provided than the ramp detail for attached walk needs to be provided. That needs to be shown on the plat and if changes are desired to that than the vacations need to be shown on the plat for the areas within the platted boundaries where the easements are desired to be vacated. Utility Plans • On sheets 8 and 12 indicate that the islands are to be filled with exposed concrete aggregate. color San Diego Buff • The rounded hardscape median should have a height of 8 inches and not a 2% slope. If comments from all departments are addressed and completed off -site easement documents are provided than mylars can be submitted in for signature after the hearing for this project. What is to be built'? Plat • Show the off -site easements that are needed for this project. Label and indicate they are to be by separate document. • Upon Vacation of the Row for Elk Road and Otter Drive the area is being retained as utility, drainage and emergency access easements. If you wish to eliminate any of these designations, you will need to show the vacation of the easements on this plat. • Appear to have a slight arrow problem • make sure it is clear what the limits of the access easement that is being vacated are. Utility Plans • The portionof the Sewer that is under Timberline road that is to be abandoned will need to be done al. the time the Timberline work is being done - please show this. • Provide a detail of the enhanced sidewalks on the utility plans. • We are sorry about this one, but the glue down median on Timberline needs to be 4 feet wide with a 10 foot travel lane. We will no longer be putting 2 foot medians in. The existing ones are not working well with the main problem being that the signs that need to be placed on the medians are all wider than 2 feet thus resulting in damage to vehicles and signs. Please make the changes shown to the medians. This project (32,000 sq ft office building) is accounted for as two buildings, but the 13,800 sq ft retail store is not accounted for. Only 7,200 sq ft of 3 retail is shown and even if the sq footage for the bank is combined (4,500 sq feet) it does not meeting the proposed 13,800 sq feet. And there are still two remaining parcels to be developed. As 1 said the 32,000 sq foot office building is accounted for, but the site plan indicates that this building could also be retail, resterant or other services. The highest trip generator needs to be accounted for in the traffic study to show the site can accomidate all the potential uses. One update can de done for this site and the prposed retail. Site Plan *Access points must align (southern access off of Automation) *Provide a 5 foot sidewalk and 6 foot parkway along automation way. *The sidewalk along Timberline needs to be a 7 foot walk not 6 foot. *Show all improvements that are to be done Plat *Can not vacate ROW by plat - it has to go to City Council for vacation. Submit plans for routing of the vacation request. The vacation will need to occur prior to the filing of the plat. *Upon vacation of the roads these access drives will no longer have names. *Provide additional 3 feet of ROW along Automation Way. *Use the current attorney certification statement. Transition it out to its ultimate location at the edge of the ROW (new). Qhe median needs to be built to each intersection - it will be built now and not later. *Provide concrete to the property line at all access drives. *An inlet needs to be provided at the southern side of the access drive off of Timberline - not just a sidewalk culvert. *Tie the proposed profile into the design that was done for the corner project, their design ended at their property line. Shown tieing into .3% slope. A portion of this area had temp curb placed in without a final design - I think this is a part of that. That appears to cause a conflict. • Show all the improvements that are going to be built with this project. • Indicate the walk on Timberline is to be a 6 foot walk with an 8 foot parkway. • No landscaping has been shown on the plans for the median in Timberline. Landscaping Plat should be provided here. Use the current Attorney Certification paragraph. Utility Plans • Letters of intent or the easements for all work outside of the platted boundaries is needed prior to this project being schedule for a hearing. • Indicate what is existing and what is new walk on Automation Way. The new sidewalk is to be 4.5 feet in width. • Indicate the widths of the access drives and there location in relation to the property line.
