The building on Lot I is blocking the sight line for the private drive (see landscape plans). This is not acceptable. A minimum of a 300-foot sight line should be maintained. ♦ See redlined comments on all sheets of the utility, plat, site, and landscape plans. More specific comments will be mentioned below. Utility Plan Comments ♦ Because of the new utility connections and the removal of the existing driveway cuts, an entire overlay will be required for Wilmington Drive, since Wilmington is a brand new street. This is a repeat comment, so if there are questions. I would like to set up a meeting with the applicant and Rick Richter, Pavement Management to resolve the issue. ♦ Per Land Use Code Section 3.6.2(L)(2)(f), drainage from a private can not be channeled or directed to over the public sidewalk. Please correct the western access point. ♦ The offsite trail connection should be shown to the Harmony Village property or at a minimum the distance should be specified. The applicant will be required to pay into the trail system on building permit basis. The cost will be determined at the development agreement stage of the process. Replat Comments ♦ Please correct plat language. See the attached handout. ♦ Please provide a public access easement through all lots. Does PFA need an emergency access easement? ♦ Please show the existing 9-foot utility easement along Wilmington Drive. ♦ There is an existing 20-foot drainage easement along the south property line. Please show that easement to be vacated, since you are proposing a larger easement. ♦ Please provide a sight distance easement along Lot I.
