DESCRIPTION OF
A tract of land located in Section 3, T7N, R69W, of the 6th P.M., of
Larimer County, Colorado, being more particularly described as follows:
Considering the west line of the said Section 3 as bearing S 000 02' 30" W,
and with all bearings contained herein relative thereto:
Commencing at the NW corner of the said Section 3; thence, along the
said west line, S 000 02' 30" W, 1257.98 feet; thence, leaving the said
section line N 89' 25' 05" E, 1314.03 feet, said point being the True
Point of Beginning. Thence, continuing N 890 25' 05" E, 1427.35 feet;
thence, S 540 17' 31" E, 1420.44 feet; thence, N 35' 42' 29" E, 91.10
feet to the west line of the E 1/2 of the NE 1/4 of the said Section 3;
thence, along the said west line of the E 1/2 of the NE 1/4 of the said
section, S 000 08' 30" E, 161.79 feet; thence, leaving the said west line
S 80° 34' 01" W, 14.05 feet; thence, N 540 17' 31" W, 1488.90 feet; thence,
S 89° 25' 05" W, 1411.51 feet; thence, N 000 02' 53" E, 50.00 feet to the
True Point of Beginning.
The above described tract contains 3.413 acres and is subject to all
easements and rights -of -way now on record or existing or indicated on
the attached plat.
The Surveyor has performed no further easement or rights -of -way search
than that indicated on the attached plat.
