Number:44 Created:3/13/2007 Resolved [3/13/07] The proposed sidewalk on Shields should tie back into the existing attached walk to the north. Please show this on all applicable plan sheets. Number:45 Created:3/13/2007 Resolved [3/13/07] The sidewalk connection from Coy Street to Birch Street should be constructed within a public access easement. Please dedicate this easement on the Plat and show and label the easement on the Utility Plan sheet. Number:46 Created:3/13/2007 Resolved [3/13/07] The 90 degree intersection bulbs on Coy Street shall be designed per LCUASS standard 7-24. If this standard design as a significant negative impact on the Hellenic Plaza site, we may be flexible with parkway and sidewalk locations/dimensions to make it fit well. Number:47 Created:3/13/2007 Resolved [3/13/07] Please provide North and South flowline profiles In your preliminary design. See additional redline comments regarding profile slope at the sag curve and inlet location. Number:48 Created:3/13/2007 Resolved [3/13/07] Please clearly show existing and prposed limits of ROW on the Coy Street design. Number:49 Created:3/13/2007 Resolved [3/13/07] The typical street section shown with rollover curb and gutter requires a total ROW dedication of 53 feet per the LCUASS standard. Please dedicate additional ROW to accommodate rollover C&G or use vertical C&G. Number:50 Created:3/13/2007 Resolved [3/13/07] Please call out the proposed concrete pan and sidewalk inlet with details on the street design. Label and dimension sidewalks, parkway and curb to curb pavement on plan view Number:51 Created:3/13/2007 Resolved [3/13/07] Some of the text on the typical/standard details is difficult to read. Will not copy or scan well. Number:54 Created:3/13/2007 Unresolved [4/26/07] Please pay with final plan review $1,081.75. Thank you. [3/13/07] The PDP submittal review fee was not calculated correctly. An additional $81.75 is due. Please submit this payment prior going to hearing. Number:64 Created:3/13/2007 Unresolved [4/26/07] Field meeting resulted in approval of 6 foot wide attached walk along Birch ... matches sidewalk on south side of street. Page 2 [3/13/071 The sidewalk on Birch does not meet LCUASS standards for local residential streets. Minimum 6 foot parkway and 4.5 foot detached sidewalk. Number:65 Created:3/13/2007 Unresolved [4/26/07] Please show cross slope at cross walk on Shields Street access and provide a cross section or adequate elevation data on the plan to verify that a monolithic pan will be poured to carry flows south along Shields with a minimum of 0.5 percent fall. [3/13/07] Please calculate and show the cross slope on the access to Shields at the cross walk. 2% is the maximum cross slope allowed under ADA guidelines. Number:81 Created:4/26/2007 Unresolved [4/26/07] The Plat is showing an existing 10 foot wide ditch easement running east -west from Shields Street. If you wish to vacate this easement by the Plat, the ditch owner will need to sign the final plat and a standard vacation note must be added to the plat. You may also record a termination of easement by separate document signed by the ditch owner. Either way, the City will need at a minimum, a letter of intent from the ditch owner stating that the ditch easement is no longer needed or desired. This must be resolved prior to scheduling a hearing for the project. Number:82 Created:4/26/2007 Unresolved [4/26/071 Please provide addition spot - flowline elevation data at the Shields access to show drainage being conveyed at 0.5 percent min. in a monolithicly poured pan. You can also provide a simple cross section at this location to show how this is to be constructed. Number:83 Created:4/26/2007 Unresolved [4/26/07] Please extend arrows from standard street cut note to all areas in the ROW with propoed street cuts (access points) Number:84 Created:4/26/2007 Unresolved [4/26/07] The north and south flow line sag curves for the Coy Street design do not meet LCUASS standards. Minimum K values must be 30 or greater. Lengthening the vertical curve should solve the problem. See LCUASS Table 7-3. Number:85 Created:4/26/2007 Unresolved [4/26/07] Please submit a revised plan for any scheduled hearings. Thank you. Number:98 Created:12/11/2007 Resolved [12/11/07] The Sheet Index on the Utility Plan set indicates a Plat will be included for reference but it is not in the plan set. Please insert the final plat with your next submittal. Number:99 Created:12/11/2007 Resolved [12/11/07] Update the date/year on the cover sheet of the Utility Plan. Number:100 Created:12/11/2007 Resolved [12/11/07] The plotter seems to be having some problems. Unwanted lines though text etc... Please correct for any final plan submittals & mylar plotting. Number:101 Created:12/11/2007 Resolved [12/11/07] The driveway cross section A-3 on the Grading sheet is not entirely clear. Please show the profile cross section and dimensions only where the section is taken. Do not include background information. Page 3 Number:102 Created:12/11/2007 Resolved [12/11/07] Please clearly show label and dimension the limits of R.O.W. and Utility Easements on all of the utility Plan sheets (TYP). See redlines. Number:103 Created:12/11/2007 Resolved [12/11/07] The sidewalk on Birch Street does not fit entirely in the R.O.W. therefore, you will need to either dedicate additional R.O.W. or dedicate the easement behind the R.O.W. as Utility and Access to include the sidewalk. The Plat, Utility Plans and Site Plan should all reflect this consistently. See redlines for clarification. Number:104 Created:12/11/2007 Resolved [12/11/07] The proposed sidewalk on Shields is not shown in the correct location. The sidewalk should be shown in the ultimate location with the back of sidewalk at the R.O.W. limits. If the street is widened to the ultimate condition (constrained arterial 102" wide) the sidewalk will not need to be reconstructed in the future. The ramp on the south side of the Shields access should be lined up with the cross walk and ultimate sidewalk rather than skewed into the site. The directional ramp at the Shields/Birch intersection should be relocated to line up with the ultimate sidewalk. Number:105 Created:12/11/2007 Resolved [12/11/07] Please remove any landscape layers from the Utility Plan set. This can all be shown on the Landscape Plan and adds clutter to an already busy plan. Number:106 Created:12/11/2007 Resolved [12/11/07] The stop bar on the Shields egress access should be shown more perpendicular to the path of travel. It will not work well as shown and should be rotated at the north end. Number:107 Created:12/11/2007 Resolved [12/11/07] Construction sequencing information is not required on the Utility Plan set. Please remove. Number:108 Created:12/11/2007 Resolved [12/11/07] Please clearly label & dimension the Coy Street R.O.W. and U.E. on the Grading, Utility and Street Design sheets (TYP). Number:109 Created:12/11/2007 Resolved [12/11/07] There are a couple walls shown on the northerly boundary. Please label them consistently throughout the plans and indicate if they are retaining at all. If retaining, we will want a cross section and elevations TW/BW shown and a note that any retaining walls over 30" require a separate building permit. Number:110 Created:12/11/2007 Pending [2/19/08] The Conduit note was completely removed on the current plan ? Please explain why the 4" conduit was removed from the reduced 3 foot utility easement behind the ROW. [12/11/07] The Utility Plan sheet (sheet 4) shows a note to provide two 4 inch conduits. You will need to show the exact location of these conduits more clearly and where they extend to. Page 4 Number:111 Created:12/11/2007 Resolved [12/11/07] The south flowline profile shows a single point grade break that exceeds the max allowable of 0.4 percent. Please provide a series of grade breaks or vertical curve. Number:112 Created:12/11/2007 Resolved [12/11/07] Please fix all line over text conflicts in the Coy Street design profile. Mask text if needed. (TYP) Number:113 Created:12/11/2007 Resolved [12/11/07] Please clearly show, label and dimension the Coy Street R.O.W. and U.E. on the Coy design plan view. Number:114 Created:12/11/2007 Resolved [12/11/07] The information shown on the Coy Street design centerline profile at the pan is not clear to me. You are showing it coming in at .05 percent and also 3.5 percent on both sides. Show only the proposed slopes at the centerline. Number:115 Created:12/11/2007 Resolved [12/11/07] Please fix the text on the LCUASS details on sheet 7. The text is too heavy and will not scan or copy well. Number:116 Created:12/11/2007 Pending [2/19/08] The Site plan is not consistent with the Utility Plan set with regards to the ramp alignment and Stop Bar location at the right -out only access on Shields. Please revise the Site Plan to match the Utility Plan prior to producing mylars. [12/11/071 Please see redline comments on the Plat and Site plan and verify that all of the plans are consistent with each other. Number:117 Created:12/11/2007 Pending [2/19/08] Still under review by Street Oversizing. Please contact Matt Baker for status of review. I will need to his review completed before I can finalize the development agreement. [12/11/07] The Coy Street local portion cost estimate is currently still under review by Street Oversizing. This will be completed prior to final compliance and development agreement preparation. Number:128 Created:2/19/2008 Pending [2/19/08] The cross section to the north shows that proposed grading will be done off -site on private property, north of the 6" curb. If off -site grading is proposed or needed then an easement will need to be obtained prior to plan approval. Please revise the plans to show no off -site grading or provide a signed deed of dedication from the property owner. Number:129 Created:2/19/2008 Pending [2/19/08] There are some labeling errors. Please see the redlines for clarification. Number:130 Created:2/19/2008 Pending [2/19/08] If all issues can be addressed I am OK with going to mylar at this point. Please see comments from other departments to determine if they are also ready for mylar. Make sure to submit ALL redlines with any mylar prints. Page 5 Topic: Tech. Services Number:89 Created:5/2/2007 Unresolved [5/2/07] Many line over text conflicts on the Site and Landscape Plans. Please see redlines for clarification and correct with final plan submittal.
