Development Coordinator City of Fort Collins 301 West Laporte Avenue Fort Collins, CO 80521 RE: Request for Variance from City Standards on Horsetooth Commons Dear Mr. Herzig: I am writing this in support of the request for the following variances: 1) Width of McWilliams Place and Centerline Radius on two curves. 2) Minimum centerline radius on Richmond Drive. 1) We are proposing a 28 foot flowline width for the east -west portion of McWilliams Place with two curves, one a right angle and one with a centerline radius of 157.55 feet. a) The north -south dimension on this property is particularly narrow. If we provide a standard 36 foot wide street with a 54 foot right-of-way, there is insufficient room for the project. b) The 28 foot flowline width street with off-street parking provides the same number of parking spaces as would a 36 foot street. c) The cul-de-sac is standard and accommodates fire trucks. With all parking spaces full, emergency vehicles have identical maneuvering room as a 36 foot street with all parking spaces full. d) The more westerly curve on McWilliams Place is designed to function like an intersection with 20 foot radii on curb returns. The more easterly curve has a radius of 157.55 feet. It is sufficiently close to the cul-de-sac that traffic passing through it in either direction will be traveling at much less than 30 miles per hour. V, M Michael Herzig February 13, 1987 Page Two 2) We are proposing a 344 foot centerline radius for Richmond Drive. Richmond Drive currently exists as a street within Skyline Subdivision and an internal street within Cunningham Corner PUD. Future plans call for completion from Cunningham Corner to Shields. The configuration of Richmond Drive is thus set between the two intersections with a centerline radius of 344 feet. This is workakable if posted for a 30 mph design speed. Moreover, nearly all traffic entering Richmond Drive will be traveling only a short distance before leaving the project or turning off Richmond Drive. Box 580 Fort Collins, CO 80522 Attention: Jim Newell Re: Horsetooth Commons Dear Jim: Public Service Company of Colorado Post Office 1668 Fort Collins, Colorado 80522 For your information, Public Service Company made a request to John Barnett, representing Horsetooth Commons, for the final plat of Horsetooth Commons to include an eight foot wide utility easement for an existing 14" gas main presently located 15 feet south of the north right-of-way line of Jane Street across tracts "A" & "B" of Horsetooth Commons. This line presently serves the five duplexes on the north side of Jane Street.
