Swallow Fort Collins, CO. 8052E Staff has reviewed the Riverside Commercial PUD - #209-78A and offers the following comments: 1. Dimensions of building envelopes must be shown. 2. All project signs must comply with the sign code. 3. If a larger water service is required, the existing service must be enlarged; a second service will not be allowed. 4. Changes in the parking lot and access points must not obstruct access to other existing and future planned buildings. The 150' fire access requirement has been satisfied from Riverdale Drive. 5. The minimum tree size for installation is 1 3/4" caliper. 6. Any changes required in Light and Power service must be paid for by the developer. 7. Existing pedestrian circulation improvements for the area surrounding the site, should be shown on the plan. 8. Additional foundation plantings are needed on the building's north and east walls, particularly in the trash and mechanical area and all along the east wall. 9. Staff needs to see elevations for the building addition. 10. Circulation and access should be coordinated with the planned expansion of the Orthopedic Association (see Tom Olund with ZVFK) to the south to assure that access works appropriately. w OFFICE OF COMMUNITY DEVELOPMENT, PLANNING DIVISION 300 LaPorte Ave. P.O.
