Additional easements will be required to extend sewer to the property south of this subdivision. 2. Ten -foot utility easements are needed along both Lemay and Riverside. 3. An additional ten feet of R-O-W is needed along Lemay Avenue. An addi- tional 30 feet of R-O-W is needed along Lot B on Riverside and an addi- tional 40 feet is needed along Lot A on Riverside. 4. Lots F and G do not have the required 20 feet frontage on a public street. 5. Typically, Public Service requires a 15 foot minimum front setback/util- ity easement from backs of sidewalks or curbs for the installation and maintenance of front lot utilities. 6. Preliminary drainage and utility information is needed. 7. Additional R-O-W is needed for the extension of Laurel Street along this site. The plat needs tg show 27 feet of R-O-W along the west and south property lines, with 90 angles in the R-O-W. Five copies of the revised plat reflecting these comments need to be submitted to this office by Monday, December 5, 1983. By Monday, December 12, 1983, an 82"Xll" reduction of the plat must be submitted. If you have any questions or comments, please contact me. Indicate total ROW widths of Riverside and Lemay Avenues on the plat. 3. Indicate 20 foot non -vehicular access easement adjacent to Riverside and Lemay Avenues ROW and location of City -approved curb cuts. 4. Indicate cul-de-sac ROW at the end of 27 foot street. 5. The 27 foot wide street at south boundary is to be dedicated on plat. A revised plat addressing the above comments is to be submitted to the planning office by Wednesday, May 9, 1984. An 8z"xll" reduction of the plat and 10 copies of the revised plan are to be submitted by Monday, May 14, 1984.
