Howes Street Fort Collins, CO 80521 Dear Mr. Rutherford, Staff has reviewed your submittal for the Conifer Industrial Park - Minor Subdivision, case # 61-91, and has the following comments: 1. A drainace report and plan will be necessary to complete the submittal.. The detail would be similar to that of a preliminary drainage study for the entire three lot subdivision. Each lot would do a final study individually, as they develop. 2. The Stormwater Utility believes that the general direction of runoff flows from the north to the south. An easement large enough to convey the 100 year offsite flows is needed on the plat. Eventually all of the lots in the Evergreen Park subdivision will have on site detention (including these three lots) and will be allowed to release at the 2 year historic rate. However, until on site detention is constructed, the existing 100 year runoff must be accommodated. 3. The 100 year flood plain must be shown on the plat, as per the Dry Creek: Master Plan. 4. The Evergreen/Greenbriar Drainage Basin fees are $10,000 per acre subject to runoff coefficient and detention reductions. These fees are collected at the time of building permit issuance. If you have questions about stormwater issues, please contact Glen Schlueter at 221-6589. 5. All buildings built on these lots must conform to current building and fire codes. Fire sprinkler systems may be required depending on building location on lot, building size and construction type, and occupancy use. Any future uses that store or use hazardous materials may be required to provide a. hazardous materials impact analysis. 6. US West Communications requests that utility easements, along all interior lot lines, be included on the plat. 281 North Colle�-,e Avenue • P.O. See the red lined utility plans and comments from Mark Taylor at the Water and Wastewater Utility. 8. The minimum distance between the property line and a service is 10' (in the area between lots 1 and 2). 9. Any development on these lots will have to comply with the requirements of the IL, Limited Industrial, zoning district which are found in sections 29-366 to 29-372 of the Fort Collins Code. If you have any questions about these comments or the zoning code requirements, please do not hesitate to give me a call at 221-6750. As soon as these modifications are made and I have reviewed the revised plat, we can schedule a date for the public hearing. Generally, we hold the hearings on Tuesdays or Thursdays at 1:30 pm in the Planning Department Conference Room at 281 North College Avenue. Traffic Report Addendum to our August 22, 1996 letter requarding traffic at our warehouse to / be built at 12 19 Blue Spruce Drive. In addition to the one to six semi -trucks per week and the daily United Parcel Service, We have one salesman that serves the Fort Collins -Loveland area, with a van. We have one warehouse person and the owners on a daily basis. The other salemen for THE GLOVE WAGON, located in Denver, Colorado Springs and Grand Junction are served by the daily United Parcel Service. We do not have retail sales and our traffic is minimal.
