Box 429 Fort Collins, CO. 80522 Dear Mr. Rutherford, The City Staff_ has completed its' review of the Replat of Lots 1 & 2 Bockman Subdivision, Minor Subdivision, and has the following comments: 1. T have scheduled a hearing for this minor subdivision on December 3, 1987 at 1:30 p.m. in the CIC room. 2. The narrowing of the R.O.W. (vacating R.O.W.) regaires action by the City Council. Please submit the following to begin the vacation process: - 8 1/2" by 11" sketch which shows the proposed changes; - letter explaining the request for vacation; Eventually we will need a prepared survey and legal description of the area to be vacated, and a second letter addressed to City Council explaining the request. 3. Please submit a letter, signed and sealed, which addresses storm drain- age. Also, Tom Gathman had requested an easement or written agreement allowing drainage to flow th ru the lots to the north. 4. The same Development Agreement language, regarding verification of grad- ing on the northern lot, will still apply to this plat. Except both lots 1 & 2 will have to be verified. City Staff has reviewed this minor subdivision request and recommends approval, with two conditions, based on the following findings: - The proposal meets the design criteria and stan- dards of the City for streets and utilities. - All lots in this minor subdivision front on a dedi- cated right-of-way. - The size of the lots are consistent with existing lots in the neighborhood. - The lots are consistent with, and meet the require- ments of the R-L zoned district (Low Density Resi- dential District)., Staff is recoaunending two conditions: The first condition is that the right-of-way which is not needed for the cul-de-sac be vacated. The second condition is that the existing Development Agreement be amended. Staff has received three letters in opposition to this request, copies of the letters are attached to this memo.
