VACATING THE SITE DISTANCE EASEMENT DEDICATED ON LOT 33 OF THE

OVERLOOK AT WOODRIDGE P.U.D. 4ch FILING
WHEREAS, Section 2-353 (4) of the Code of the City of Fort Collins authorizes the
Planning and Zoniing Board to vacate certain rights -of -way, by resolution or by approval
of replats containing notation of such vacation; and
W WHEREAS, the Owner of Lot 33 of the Overlook at Woodridge 41h Filing has
w w requested that the City vacate the site distance easement dedicated on Lot 33 of the
w Overlook at Woodridge P.U.D. 41h Filing and more particularly described below; and

Q WHEREAS, the vacation request has been reviewed and approved by the pertinent
W City Departments, and they report no objections.

w NOW, THEREFORE, be it resolved by the Planning and Zoning Board of the City
of Fort Collins, that the Site Distance easement dedicated on Lot 33 of the Overlook at

Woodridge P.U.D. 4'h Filing more particularly described as follows to wit:

o z A site distance easement situate in Lot 33 , Overlook at Woodridge 4" Filing
N o P.U.D., City of Fort Collins, County of Larimer, State of Colorado which
begins at the Northeast corner of said Lot 33; thence along said East line,
a South 27°2'1'32" East, 32.70 feet to a point on the Site Distance Easement

x Line; thence along said easement line, North 45041'53" West, 34.45 feet to
00 x a point on the Northerly line of said Lot 33; thence along said Northerly line,
a North 62038'28" East, 10.84 feet to the Point of Beginning.

A site distance easement situate in Lot 2 , Overlook at Woodridge 4`h Filing
P.U.D., City of Fort Collins, County of Larimer, State of Colorado which
begins at the Southeast corner of said Lot 2; thence along said South line,
South 81 °39'47" West, 12.72 feet to a point on the Site Distance Easement
Line; thence along said easement line, North 11 041'29" West, 100.69 feet to
a point on the Easterly lot line of said Lot 2 ; thence along said lot line, South
51 °46'22" East, 22.99 feet; thence, South 12°34'50" East, 67.26 feet;
thence, South 00°57'00" East, 16.88 feet to the Point of Beginning.
be and is hereby vacated.
Passed and adopted at a regular meeting of the Planning and Zoning Board of the
City of Fort Collins held this 16th day of July A.D. 1998.
