(all sheets) o Please use different line types/weights (grays) to differentiate proposed and existing features. (all sheets) o Please see redlines for any additional comments. o The utility plans need to be submitted according to the regulations set forth under the Larimer County UrbanArea Street Standards. • Site/Landscape plan: o Please show all utilities on the landscape plan to verify required separations. o Please address utility issues on the utility plans. o Doors are not allowed to open over the ROW; they should swing back into the building or be recessed. Utility Plans: o Please provide standard City signature blocks, revision blocks, applicable standard general notes, etc. as required by LCUASS. o Grading and Drainage plan: • Please show clearly both the existing and proposed drainage information. • Please provide the standard detail for the under -walk drain, as well as any other applicable standard details. • Concentrated flows are not allowed over public sidewalks. The drainage on the northeast comer of the site needs to be routed into an under -walk drain. • It appears that a temporan, construction easement on the property to the north will be needed to build the new trash/mechanical equipment enclosure. Please submit a copy of the completed easement to the Engineer ng department. (See LCUASS). • Please outline street cuts and add the note: • Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs are to be done in accordance with City street repair standards. • Permanent structures will not be allowed over sewer/water lines. • The dedication of the ROW at the comer of the alley and Olive results in the need to shift the electric equipment to the East if it is above ground equipment since the additional ROW is for sight distance. • Please note that any cuts into College Avenue will require a permit from CDOT since College Ave. is a state highway. (all sheets) o Please see redlines for any additional comments. o The utility plans need to be submitted according to the regulations set forth under the Latimer County Urban Area Street Standards. For further clarification please start with the Utility Plan checklist and the Criteria for Scanable Quality Mylars in Appendix E. o It is unclear what will be done around the existing transformers in the ROW. Is the grass going to remain surrounding them? Will it all be paved? Please clarify. • Site/Landscape plan: o Please address utility issues on the utility plans. (curb types, water meter vault, sidewalk trench, etc.) The site plan does not need the utility plan approval block since it is not a part of the utility plans. (Also, the site/landscape plan should not be stapled to the utility plan set.) o Landscaping in the triangular area of new ROW at the intersection of the Alley and Olive needs to meet sight distance criteria, and I cannot tell that it does. Please add the attached language restricting the landscaping in the area and verify that the proposed hedge will meet these requirements. • Utility Plans: o Please provide a cover sheet for the utility plan set. The set should include U-1, D-1, FP- 1, and a. detail sheet (if needed) as well as the cover sheet. o Please provide applicable standard general notes, etc. as required by LCUASS. The additional general notes may also be referenced by a note on the utility plan set instead of typing all the notes onto the sheet. o Grading and Drainage plan: • Please include the title block and detail number with the standard detail for the under -walk drain. I am returning the original and keeping a copy since the City is not a party to this agreement and we just needed to see that it was completed. o Utility Plan: • Please provide the legal descriptions and standard dedication paperwork for the following item: • The standard triangle of ROW at the intersection of the alley and Olive Street. (See LCUASS). • The amount of concrete removed to fill in the driveway cut should be expanded as redlined. o Please remove the note requesting that the doors be allowed to open over the ROW and simply note that permission was granted by the Engineering Department and Historic Preservation for the doors to open over the ROW. o Please provide a detail of the proposed Hollywood curb. The change of use requires compliance with the code to the extent reasonably feasible.
