My notes from the last meeting indicate that the City stated that the grading for the pond should not extend into the ROW, either existing or proposed, and that the grading for the pond should fall off from the back of walk location when the ultimate sidewalk is constructed (the edge of the proposed ROW). This grading should allow for a 2- foot wide nearly -flat slope on each side of the future sidewalk, with steeper slopes beginning after that 2-foot buffer. The submittal received in October does not reflect these requirements. Number: 3 Created: 10/15/2003 In previous discussions about the placement of the stormpipe under the future sidewalk, the issue of manholes was not raised. Manhole covers need to be located outside of the future sidewalk. Please remove the shading of the 30' U&D esmt. It will not scan. 5. The 30' U&D esmt overlays the new ROW. This is not necessary. Also, all of tract A is an A, EA, D&U easement (outside building) so no separate easements are necessary except that the emergency access should not be a part of the blanket easement and should be called out separately. 6. See Plans Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Drainage Number: 40 Created: 10/24/2003 At conceptual review, a comment was given stating that on -site quantity detention would be required for the difference in run-off between the old and present rainfall criteria, as well as water quality detention. There is no quantity detention proposed for this site with this submittal. An analysis is required to compare the flow rate for this site from the original Collindale Overall Drainage Plan to the flow rate generated with the present rainfall. Detaining the difference is required while having the release rate for the site match what was originally proposed in the overall drainage plan. Please also discuss this analysis in the text, as well as the original drainage study completed by Stewart & Associates.
