These five poles arc also shown on the Site Plan and the Lighting Plan. In addition, the 10' light poles continue to be shown on the Elevations for each of the autocashiers. 102 Enclosed is an 8 ''/" x I I" diagram showin- the vehicle drive area and the landscaping within the vehicle drive area. Square footage measurements of each area and the percentage is also shown on the diagram and the Site plan. 103 Enclosed is an 8 '/" x I I" diagram showing the on site circulation routes. These have been removed from the Site Plan for clarity. No painted on striping is anticipated on the concrete drive area. Pau-e 3 Tidal %Vac Car cash. PDP 107 ' The Lnndscal,e and Site Plans nocc have the same title located in the lower riLht hand corner as requested. 104 Acknowledged 125 Acknowledged 124 All redlines have been returned with this resubmittal. Department: Engineering 117 The Site, Landscape and Utility Plans have now been coordinated to show that there are no encroachments into the Utility easement. The building has been moved to the North 1' and the South roof overhang reduced by 1' to avoid any such encroachments. 123 We have submitted a request for variance to the City Engineering standards relating to sidewalks for both the Troutman and JFK sidewalks as per Susan Joy's recommendation. The variance request asks for approval to repair and replace as necessary these sidewalks and to retain the >' width due to the anticipated ongoing problems with maintenance of a 1' sidewalk "ribbon and joint" addition. Topic: Landscape Plan 112 We have met with Excel Energy to precisely locate the gas line, which previously had been shown in the parkway along Troutman Parkway. This gas line is actually North of the existing sidewalk, therefore we are able to plant street trees in the parkway as previously shown on the Landscape Plan. The actual location of the gas line is now shown on Site, Landscape and Utility Plans. The existing tree on the south comer of the driveway and JFK will be trimmed back as recommended to eliminate potential sight distance conflicts. Page 3 Tidal Wave Carwash, PDP Topic: Site Plan 39 The revised Site Plan now includes ROW and Property line weights to the Legend and contour lines have been removed from both the plan and the legend. 115 Directional arrows have been removed from the Site Plan and included instead on the diagram referenced in 4103. Topic: Site/Landscape Plan 41 Sxistin- features are now in a "ghosted" or dashed line weight, drainage easement is labeled and dimensioned and ROW and Property line weights are on the legend. 110 The ramp and apron on the NE corner is now relabeled per this recommendation. III The two ramps on the south side of the property are existinS. These line weights are now ghosted to reflect this information as per the Utility Plans. 113 All contour and grading layers are removed on the revised plans. 116 Done Topic: Utility Plans 13 The ROW, Utility and Drainage easement dedications were resubmitted on the current form on 1/l/02 with original copies provided to Current Planning. The Drainage easement dedication exhibits now, reflect changes that "close' this area. 15 The NE ramp and apron will be replaced as is reflected on the Utility Plans. 19 Done Tidal Waco CurwaSh. PDP Done Department: Excel Energry 76 Trees will meet the 4' minimum standard after determining the actual revised location of the Troutman Parkway Gas line to be North of the existing sidewalk. This will allow planting of street trees in the parkway as originally planned. Department: Natural Resouces Topic: Possible Wildlife Conflict 109 Acknowledged and confirmed as before. Department: Transportation Planning Topic: Site Plan 118 This sidewalk issue has been addressed with the proposed solution as described in the request for variance to the City Engineering standards presented as part of this resubmittal. Department: Water Wastewater 62 Per Mr. Roger Buffington's request we have included a plat of the Marketplace PUD property which adjoins our site. This shows a utility easement extending from the adjoining property to our site. Topic: Utility Plans 120 The precise location of the gas line will be determined by Excel Energy through field location prior to commencing this work and the location of the meter pit. The electric line does not run through this area. 121 Revised as requested. Page 5 Tidal Wave Carwash, PDP Department: Zoning As was indicated in the first resubmittal, this is all self-service. The auto bays are "automatic rollover" machines where the customer remains in the car. There are no employees other than intermittent cleaning and maintenance, therefore there are no parking spaces. As per the first resubmittal, Troy Jones of Current Planning issued an Administrative ruling that a bicycle parking rack is not required due to the unique characteristics of a self serve carwash. 6 The Site Plan has been modified to remove traffic flow lines as recommended in comment #l03 & #1 15. In addition, a traffic flow diagram has been provided with this resubmittal. We do not plan to have do ec':ional arrows painted on the concrete drive area. The location of all street trees has been coordinated with Tim Buchanan, City Forrester; Cameron Gloss. Planning Director, Enginecrin2 and Excel Energv. The sidewalk at JFK `pinches down" toward the curb at the required spacing for an additional street tree and it was concluded an additional tree would not be necessary. In addition, we will trim the existing tree at the corner of-JFK and the driveway to prevent potential sight distance issues as per comment #112. Enclosed with this resubmittal are all redlined plans. Please advise as to the next steps in the process. Thank you. Final limits are to be determined in the field by the City Engineering Inspector. Please note that no part of the building (including footings, eaves, awnings, etc) may encroach into the utility easement. The Site Plan now shows the roof overhang in the easement so you'll need to shift the building back a little to accommodate the footings and roofline. Coordinate the Site/Landscape/Utility Plans to reflect the new placement. 123 The 1' sidewalk addition along JFK will no longer be required because it was felt that it would become a maintenance problem. Please remove and replace any broken concrete to the existing 5' width and submit a variance request which we will support. Thank you and sorry for the confusion! Topic: Landscape Plan/Site/Utility Plans 112 Trees along 'Troutman do not meet the 4' minimum separation distance from the gas line and Connie Woodard/Xcel Energy stated this is unacceptable. She can be reached at 225-7843 if you have any questions. The sidewalk will need to be moved north and reconstructed to 6' wide. The existing tree on the south corner of the driveway and JFK needs to be trimmed back to eliminate potential sight distance conflicts. However, the line weights still need a little work. Existing features should be shown in a ghosted or dashed line weight. See the Utility Plans for a good example of how this should be done. Add the ROW and Property line weights to the Legend. 110 Add "Remove and Replace Existing Ramp and apron with a new" to the ADA Ramp label (or something to that effect) on the NE corner. 111 The two ramps on the south side of the property are shown as existing on the Utility Plans. Which plan set is correct? If this is a new ramp, please label accordingly (like the ramp in the NE corner). If this is existing, please ghost the line weight. 113 1 st Round 10/16/01: Grading Sheet - Add the statement: "The top of foundation elevations shown......
