I . The minimum width shall be 20 feet. 2. Inside turning radius shall be 25 feet and outside turning radius shall be 50 feet. 3. Compacted road base shall be used during the construction phase only. The permanent fire lane shall consist of asphalt or concrete and shall be required to support 40 tons 4. The required fire lane shall be recorded on the final plat as an "Emergency Access Easement'. Modify general notes 47 and 48 and add the missing note. 2. The legal description says that this is lots I and 2, but the plans show the property as only a portion of lot 1. 3. Need to identify the finish floor elevation of any structures on the grading plan. 4. The outfall wall needs to be installed outside of the row or shown that it will not impact the future street. 5. Need to keep the grading work onsite. There is a small amount of grading being shown outside of lot 2. Either change the grading so off -site grading is not needed or provide an easement from the neighboring properly owner for this work. 6. There is also grading work on lot 1 that is shown outside of the property boundary that shown on your plans. I believe this is natural resources property, contact natural resources for the process on getting easements and whether you would need to do this. 7. Showing the erosion control fence going across the row. Not sure that this will be allowed. Will this block access to the neighboring and adjacent property owners? In order to do this will need to submit a traffic control plan to traffic and get approval from them before the row can be closed and/ or blocked off. The utility plan sheet, the light lines will probably not scan. Per the standards the minimum recommended gray scale is 252. If the sheet will not reproduce or scan well, they can be rejected by technical services. 9. Need to show the storm drain lines on the utility plans. 10. There is a symbol that runs around the property, but is not labeled anywhere. It looks like it might be a fence. What is this and is it existing or proposed. It is shown crossing the row. 11. The sewer line plan shows that there is an existing ADS pipe crossing the roadway. ADS pipe is not allowed within the row as well as this pipe will not be able to support the traffic loads at the shallow depth that it is. This pipe needs to be replaced within the row. The area outside of the row can remain ADS. 12. Add the following notes to the hickory road design. Preliminary — not for construction. An approved final design in accordance with current City standards including a drainage report is needed prior to construction of this roadway. 13. Provide curve information for the roadway. 14. Identify where future inlets will need to be located based on this design. The low spot at the west end of the property - I doubt this would be allowed to be here. Water from the street would not be allowed to drop directly into the channel and a low spot here may not allow enough cover for the pipe or structure needed for this channel. Move the low spot over. 15. Identify the existing grade of the Hickory road where these improvements would tie in. 16. What is the existing grade at the west end of the design? Is it the same as proposed grade, if so extend the existing contour line past the end of the design to show where it is. 17. The two vertical curves do not meet min curve requirements per tables 7-17 and 7-18.
