A copy of the comments received from U.S.West is attached to this letter. 2. The following comments were received from the Zoning Department: a. The 8 parking spaces on the west side of the 11,000 square foot building overhang an area that is not wide enough to allow 17' deep parking stalls. b. The building envelope dimensions must be shown on the Site Plan. 3. A copy of the comments received from the Building Inspection Department is attached to this letter. 4. The following comments were received from the Poudre Fire Authority: a. All buildings over 5,000 square feet in size must be provided with a fire suppression system. b. Fire hydrants must be located within 400' of all buildings and must be capable of fire flows of 1,500 gallons per minute with 20 pounds per square inch residual pressure. 5. The developer will need to coordinate electric service and transformer locations with the Light & Power Engineering Department. 281 North College Avenue • P.O. The comments received from the Water/Wastewater Department have been forwarded to your engineer on a red -lined set of utility plans and to Cityscape on a red -lined Landscape Plan. There do appear to be several conflicts. Please contact Roger Buffington at 221-6681 with your questions about the comments you have received. 7. A copy of the comments received from the Stormwater utility is attached to this letter. 8. A copy of the comments received from the Engineering Department is attached to this letter. 9. City -approved street trees should be added between the sidewalk and the curb along J.F.K. Parkway. 10. How tall are the buildings? Will all the elevations contain the same building materials? Is the Building Elevation sheet indicative of how all the buildings will look, will there be continuity throughout the office park? Are brick, stone, and decorative block going to be used together on all buildings? All of this information should be included on the Building Elevation sheet. 11. Are the driveway connections into the Marriott Hotel existing? Permission will be needed for cross access. All existing improvements should be dashed to distinguish from proposed. 12. The existing traffic study (if there is one) will have to be re-evaluated to determine if the proposed uses were addressed or anticipated. 13. Is there an area master plan that includes this site? These proposed uses appear to be fractionalizing the City and potentially degrading the downtown area. Does the Downtown Plan address this issue? This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. This analysis should indicate the changes in view impact from the preliminary building design to that proposed. 2) The site plan must specify height of the building, number of rooms in the hotel, and approximate number of seats in the banquet facility. 3) Based upon a 225 room hotel and 710 seat banquet facility, the following amount of parking is suggested according to City of Fort Collins parking guidelines: 225 rooms - 1/space per room 710 seats - 1/space per 3 seats Total 25 percent shared Required 238 (on site) - 25 (spaces for Pad #11) + 106 (on site) 346 (required) - 319 (provided) 225 parking spaces 237 parking spaces 462 parking spaces = 116 parking spaces 346 parking spaces 319 parking spaces provided on plan 27 parking spaces short 4) The 27 spaces are to be provided with Phase 1 of the hotel. These spaces may be provided off site with the applicant committing, through the develop- ment agreement, to build the parking spaces to City parking lot standards. Mr. Ed Zdenek Page 2 February 3, 1983 5) It is suggested that after consideration of Phase 1 by the Planning and Zoning Board, we discuss parking for the remainder of the Arena Project. 6) The development agreement will comnit the developer to installation of all landscaping indicated on the plan and development of the off -site parking southeast of the hotel building. 7) Both entrances into the project need to be designed to allow for smoother traffic flow. If average daily trips out of the curbcut on JFK are greater than 750, then an 100 foot setback of parking from the street is to be provided. 8) Sidewalks, incorporating a two foot car overhand, are to be six feet wide 9) If the row of parking spaces south of the restaurant pad are to be used for restaurant parking, then they cannot be compact on averaged spaces. 10) The rooftop sign shown on the elevations must conform to the City's sign code. 11) A written description of the hotel building, i.e., materials, height, character, is to be submitted. 12) Building envelope lines on the southwest do not scale. 13) Indicate loading zoning on the site plan. 14) The "long term" parking spaces in the southeast lot must measure 8.5 feet in width. 15) Compact parking spaces are to be designated on site. Revised site, landscape, and utility plans must be submitted by Wednesday, February 9, 1983. An 8z"x1l" reduction of the site and landscape 'plans and colored renderings are to be submitted Wednesday, February 16, 1983.
