KNIWq ALL MEN BY THESE PRESENTS: That the undersigned being the owner
of Lot 14, Overland Trail. Farm, Fort Collins, Colorado, does hereby reserve
for public use forever hereafter a 10 foot wide utility easement described
as follows:
Beg -inning at the intersection of the East line of an existing
5.00 foot access easement and the North line of said Lot 14
which bears S 87' 26' 25" E 5.18 feet from the Northwest corner
of said Lot 14, and run thence along the are of a 274.91 foot
wide radius curve to the left a distance of 10.45 feet, the
long chord of which bears S 89' 04' 10" E 10.45 feet; thence
S W 47' W 235.19 feet; thence N 06' 53' W 23.96 feet; thence
N 17' 47' E 210.39 feet to the point of beginning.
