The only work necessary for L&P is to change the transformer to a larger one in an existing electric vault at the N. end of the site. The developer has been sent an invoice for this work, which must be paid prior to our changing the transformer. The owner will bring their electric service from the building to the transformer vault. Therefore, I will not be attending the meeting. Please see wording changes and minor additions in the drainage report. 2. Please change the FEMA map panel to be 080102 004C in the drainage report and on the plans. 3. Because of the floatable material requirement, please show a drawing or further describe how the trash bin is going to be anchored. 12-03-03 1. There are numerous items on the floodplain review checklist that have not been included on the plans and the drainage report. See attached review checklist for required items. 2. The grading of the driveway is not above the BFE of 4932. Therefore, it does not meet the dryland access requirement. Please review and revise the grading to be above the BFE. 3. The cross-section and BFE lines must be shown on the plans along with a note stating the entire site is in the floodplain. 4. All " floatable" items - bike rack, trash bin, tables, chairs, etc. need to be noted as being anchored. 5. Please identify the elevation of any HVAC equipment on the plans and in the drainage report. It must be 2 ft. above the BFE. 6. A floodplain use permit and $25 permit fee are required. 7. A FEMA elevation certificate will be required after construction in order to obtain a CO. Meldrum Street Fort Collins, Co 80521 RE: Lot 3, Mulberry Lemay Crossing Filing I variance request Dear Dick, This letter is in response to the request dated September 4, 2003 in regards to a variance request to the access driveway separations for a Commercial Local Street. In accordance with Table 7-3 of the Larimer County Urban Area Street Standards (LCUASS) the minimum distance between a driveway and a street is 175 feet and in accordance with drawing 707 the minimum driveway width is 24 feet fora commercial use. The variance to allow the driveway location along the frontage of this property at approximately 145 feet between the centerline of Magnolia and the centerline of the driveway is granted. The variance to reduce the driveway width to 15 feet is approved with the condition that adequate acceptable signage is provided to ensure that the driveway will function as a one-way exit only driveway. The proposed signage will be reviewed with the submittal of the project. This variance request does not set a precedence or change the application of our design standards in other situations. P.O. Box 580 Fort Collins, CO 80522 Dear Sheri, This is regarding the proposed P.D.P. on Lot 3, Mulberry-Lemay Crossing Filing 1, City of Fort Collins, County of Larimer, State of Colorado. As you know, the lot is small and has a 10.00-foot sanitary sewer easement running North to South in the middle of Lot 3 and there is a 20.00-foot drainage easement on the East 20.00 feet of the lot. Also, there is a 9.00-foot utility and walk easement along the Westerly 9.00 feet of the lot. Due to the constraints from the easements there are not many areas where the building can be located. The drive -up lane will be one-way East and North along the East wall of the building. The proposed sketch of the site has four cars queing at any one time. Since the drive -up lane is one way, we have to have a second curb cut for an exit. I assume that 12th Street is a local commercial street. The minimum clearance between driveways is 175 feet. We are asking for a variance to the requirement for 175 feet clearance between centers. The clearance between the entrance and the exit centers will be 110 feet. The variance would leave 145 feet of clearance between the center of the exit curb cut to the center of East Magnolia Street. It is more advantageous to have more clearance between Magnolia Street to the exit than between the entrance and exit centers due to the disparity in numbers of turning movements. The existing entrance width is 20.00 feet and the proposed exit width is 15 feet. If you have any questions regarding the sketch of the site or our justification for the variance, please call.
