Box 580 Fort Collins., CO 80522 RE: PLANNING OBJECTIVES FOR SUBMITTAL Dear Sherry: Our overall concept is to provide high quality, affordable, and attractive homes in northern part of Fort Collins. By doing this, we feel that it will begin to change the overall negative attitudes that experience and studies have shown in that general area. Our intent, in the near term, is to build a project that will bring pride to the community, and an appreciable investment for the homeowner. Our longer range plans will be to continue with other projects in -he Fort Collins community. The proposed changes to the original REDWOOD VILLAGE P.U.D. are as follows: 1. The new name will be "THE MEADOWS AT REDWOOD" 2. The existing plan calls for the building envelope to also be the building footprint, thus making any overhangs, greenhouse windows, etc., encroachments on common areas which are dedicated easements. The new sizes will allow all parts of the units to be included within the envelope. This allows us the flexibility to break up the montony of a typical modular home project. We envision that the new envelope sizes will allow us the ability to add covered front porches, bay windows, wing walls, etc. 3. We propose changing the "C" envelopes to a longer, narrower envelope, thus allowing us to utilize a floorplan that is of great value and named by Family Circle Magazine as Home of the Year in 83. The placement of these units will be such that only the front view is seen from the street and to further soften the end view, we will use wing walls, as shown on the building elevations. 4. The garage envelope for each unit (except for two) have been increased in order to provide the homeowner with badly needed storage. 5. The overall landscaping has been left as it was previously planned. Ms. Sherry Albertson -Clark January 6, 1984 Page 2 6. The original concept for "REDWOOD VILLAGE", made reference to entry court- yards. We would like to define on our plans the size and location of these entry courtyards. 7. Our marketing study has shown us that the main purchasers of our product will be first-time homebuyers. The marketing study has also shown that we can expect a low number of elderly people as purchasers. The approximate percentage is somewhere between ten and fifteen percent. So, in an effort to keep the monthly costs to an affordable level, we propose an amenity that will be both enjoyable, yet easily maintained by the Homeowners Association. The solution, therefore, is a passive mini -park setting with charcoal grilles and picnic tables. We hope that you approve of the proposed planning objectives. Contract Station No. 7 Post Office Box 908 Lakewood, Colorado 80215 Dear Steve: The following items need to be addressed on the Meadows at Redwood Village PUD, Phase I site plan prior to Planning and Zoning Board review: 1. The mini -park plan will need to be on a 24"x36" sized sheet. 2. Distances from the northern -most lots to the north lot line of the subdi- vision must be shown on the plat. 3. Distances from the following lots to r-o-w lines must be shown on the plat: - G7 and 8, A9, G9 and 10, C27, B29 (show to Mullein Drive) - B29, G29 and 30, B35, G35 and 36 (show to Yarrow) - G27 and 28, G25 and 26, A24, G21 and 22 (show to Lupine) - G37 and 38 (show to Spurge) 4. A note should be added to sheet 2 indicating that building envelope locations are as shown on the plat. 5. Landscaping in the drainage swale at the end of Yarrow Court should be re -located. 6. Wheel stops need to be provided in front of parking stalls. The material composition of these stops should be specified on the site plan. Vacation of easements in Phase I from the original plat will need to be done prior to construction. Contact Bonnie Tripoli for details and procedure. 8. A letter indicating whether changes are proposed to the approved grading plan is needed. 9. The exact location of the dimension 14.22' on Lot A 13 needs to be speci- fied (i.e., between lot property line or elsewhere). 10. The parking stall at the end of Spurge Circle is in conflict with the drainage swale. Engineering can be changed to accommodate the stall with the use of a curb chase. One copy of the revised set of any plans or the plat affected by these comments needs to be submitted to this office by noon on Tuesday, February 21, 1984. Also by the 21st, a colored site plan and building elevations need to be submitted. If you have any questions or comments, please do not hesitate to contact this, office.
