The cu-gent status of the easements within those plats is that all area outside the building lots, as shown on the plats, is available for access, drainage and parking casements. As this configuration will not work with the proposed single family layout, and we have provided for adequate realignment cf the necessary essep ents as shown on the proposed Plat of Rep]at of The Meadows at Redwood Y.U.D., Phase I, we heacby request that the following described easements be vacated: 1. All easer:ients within the Plat of The Meadows at Redwood P.U.D., Phase I excepting therefrom the existing electrical eascmert as recorded in 3ook 2125 at page 744-750 as shown on the wos[etly side of the said plat. 2. All easements within the following described tract: A tract of land located in the Southeast quarter of Section 1, Township 7 Diorth, Range 69 West, of the 6th P.M. of Larimer County, Colorado, being a portion of the Plat of Redwood Village P.U.D. Meldrum Street Fort Collins, Colorado 80521 Dear Gary After receiving your comments about the easement vacation and dedication I called Steve Kraushaar at Enyineering Professionals to inform him of the problems with the gas main in the existing easement. He then told me that they are vacating the blanket easement dedicated with the first plat. The replat shows an 8 foot easement along the streets, and a 6 foot easement along the back property lines as usual. The 8 1/2 X 11 map they submitted was miss leading, but if you look at the replat they submitted this monthlit shows the standard easements. Please review the replat and respond to me so we may proceed with the vacation request. If you have any questions call me at 221-6750. After receiving your comments about the easement vacation in The Meadows at Redwood, I learned that they are requesting the vacation of the blanket easement, and replacing this with the standard 8' easement along the streets and anywhere else there are existing utilities. The replat shows this and the attached map shows how they plan to deal with the existing telephone and cable utilities. The easements along Lupine Drive will remain. The owner wishes to complete the public improvements associated with the subject hots to market as buildable sites. The improvements to be completed include: sanitary sewer and services, water services, curbwalk, street paving and "temporary turnaround." All work, with the exception of the sanitary sewer installation, sanitary service installation, and water service installation, will be performed in accordance with existing approved plans and reports. The referenced plans and reports are: Replat of the Meadows at Redwood P.U.D. - Phase I Redwood Village P.U.D. - Phase I Flood Plain Study for Dry Creek Please note that the site is located within a designated Flood Plain. A Flood Plain Permit is required prior to issuance of a Building Permit. All drainage related improvements are either in -place or specified on the referenced approved plans.
