Box 503 a 13031 484-0359 301 No. Howes a Fort Collins, Colorado 80522 It is our understanding that a sixty -lot residential subdivision is to be located east of Boardwalk Drive between Whalers Way and Harmony Road in southeast Fort Collins, Colorado. Based on geotechnical investigations prepared by Empire Laboratories, Inc. on adjacent properties, it is anticipated that the soils at the site will consist of silty and/or sandy silty clays underlain by siltstone bedrock. The clay soils at the site are anticipated to be slightly to moderately expansive. Based on our experience on adjacent properties, ground water should be encountered at depths of six (6) to nine (9) feet below the surface at the site. Based on our knowledge of the general geology of the area, geologic hazards are not anticipated at the site. Based on the general subsurface and geological conditions at the site, it is our opinion that the property is suitable for the proposed residential construction. It is recommended that a complete geotechnical investigation be performed at the site prior to construction to determine the subsoil and ground water conditions at the site. Collins, co. 80522 RE: Cross Pan Variance Engineering & Surveying tele.303-663-2065 Ttem #1 ; We are requesting a variance from the minimum grade on the cross slope of the pans abutting Whalers Way and Maxwell Circle in the proposed subdivision of "The Mallards" in "The Landings P.U.D.". Our proposed pan falls at 0.5%; the City of Fort Collins standards reads 0.6% for this kind of application. The difference in percentage makes 0.09 hundredths of a foot difference at the West entry and 0.09 hundredths of a foot difference at the East entry of Whalers Way and Maxwell Circle. Item P,2; Cross Pans, Section 1.02.03.12, item "C", page 13, "Minimum grade on cross pans at flowline of pan shall be 0.60%. Item 143; The City of Fort Collins standards can not be met due to the existing flowline of Whalers Way is presently built at a 0.50% grade. To achieve a 0.60% slope on the cross par. for Maxwell Circle the existing walk and curb and gutter would have to be removed both to the East and West on Whalers Way to accomadate for the standard cross slope for the proposed entry into Maxwell Circle. This would constitute un-needed removal of asphalt and concrete. Item #4; No problems are foreseen by the varied design. Maxwell Company, Inc. has informed the Association of the need for a temporary drainage diversion on our property at Boardwalk and Harmony Road, directly west of the nroposed "Mallards", subdivision. We understand that this drainage will occur at the northeast corner Of our nronerty and it will be required until such time as development begins on our property. In addition it is our understanding that upon completion of storm drainage piping on our property, the requirement shall no longer exist. We hereby grant Permission for B.K.
