Preliminary, and offers the following comments: PH 1. Public streets which access "private multi -dwelling unit driveways" must be 36' on a 54' right-of-way. Driveway pavement widths must be 24' wide when providing access to three or more units. 2. Driveway intersections on both Seneca Street and Charlemagne Drive should be minimized and should, when possible, line up. 3. The driveway connection between Lancelot Court and Seneca Street should be designed for fire access only and not for through auto use. 4. All bridge improvements on Horsetooth Road will be required for the entire width of the road with this project. 5. 5tandard arterial street improvements will be required on Horsetooth Road. Flow line to flow line width on Horsetooth Road is to be 70' not 50' as is shown. 6. The preliminary utility plan which was submitted is not acceptable and applicants should contact the city water utility for detailed comments. EXT. 655 7. Building setbacks, from backs of sidewalks (backs of curbs where sidewalks do not exist) must be 15 feet minimum on both sides of all streets and cul-de-sacs. 8. Required easements for the Pleasant Valley and Lake Canal must be designated on the preliminary plan. Units #1 and #2 should be shifted to avoid conflicts with the canal. 9. If detention areas are to be considered as part of the active open space, design of these areas must meet city guidelines for "active open space P.U.D. detention ponds". John Dengler 2 October 28, 1980 10. For typical building types "B" and "C", distance from the envelope to lot line must be shown. Building envelopes, dimensions, and lot lines must be indicated for the condominium units. 11. Fire access (150' unobstructed around all structures) does not appear to be sufficient for all buildings. 12. The buffer on Horsetooth Road in front of the condominium units and lots 1 and 2 should be increased. Please contact me at your earliest convenience to discuss the above comments.
