Dear Curt: The purpose of this letter is to present the preliminary drainage plan for The Ridge at The Landings for your approval. The Ridge is a triangularly -shaped site that falls from a high ridge near the center toward the north and south. The drainage scheme is to collect storm water usinq swales located near the upstream edge of Larimer Canal No. 2 in conjunction with a storm sewer to concen- trate the flow near the eastern boundary. The total major storm flow at this point measures 30 cfs. It will discharge under Larimer County Canal No. 2 by a 30-inch diameter reinforced concrete pipe. An open ditch will then carry the runoff through Landings IV to Harmony Reservoir. Detention requirements for the site will be transferred to Harmony Reservoir. The reservoir can accept this detention volume without flooding neighboring residences provided the normal operating elevation is set correctly. Because of topographic restrictions, 6 to 7 dwelling units will not drain into Harmony Reservoir but will empty directly into Larimer County Canal No. 2. Approximately 80 percent of the total area will drain to Harmony Reservoir. The conceptual drainage plan utilizes the natural topography as much as possible in providing a low cost, workable method for draining storm water. The Tandinqs P.U.D. roaster Drainage Plan shows a larger area that will contribute to Harmony Reservoir. The area in question is area 3 of the report, as COmppared to the Jetty. Will these flows be directed toward another area? Also, the flows shown in your correspondence do not corrvare with those in The Landings P.U.D. Master Drainage Plan. As soon as possible I would like to meet with you regarding the above. The thrust of 3ob's letter, coverin� Landings I/ renlv!, was that the replat did not cnan_ce the previ)u,ly approved draina-e pattern. Sheet I of I submitted with that letter of the 11th was prepared as an appendix for the Jetty drainage report. We apolo"ix_e for the confusion the carlf release of this appendix apparently caused.
