The following statement is included in an examination of the Abstract
of Title conducted at our expense by the law offices of Timothy
W_ Hasler, Fort Collins, Colorado, dated August 21, 1979•
Mineral Exceptions, Reservations, or Lease:
At entry No. I of the Abstract, there appears a United States
patent dated May 10, 1883, and recorded Decernber 8, 1883, in
Book 29 at Page 194 of the Larimer County, Colorado records
which patent includes the following language:
Excluding and excepting from the transfer by these
presents all mineral lands should any such be found to
exist in the tracts, but this exculsion and exception,
according to the terns of the statute, shall not be
construed to included coal and iron land.
