Horsetooth Road at the corner of Timberline Road and Lowe Street. The site consists of two lots, twelve and thirteen of Collindale Business Park and is zoned 'E' Employment. The gross site acreage of the combined sites is 3.62 acres. This site can be accessed by using public transportation as well as by pedestrian and vehicular traffic from the walk and roadway system. The South Side bus route has a stop just to the north of the site at Bighorn and Automation Way. In the future it is intended to have a stronger pedestrian connection by way of the proposed trail system along the Union Pacific Rail Road trail just to the west of the site. The site design for the proposed development is designed to provide a multi -use site. The GK Gym building is sited on the north end of the site, where its location makes it the main focal point as one enters the site. This location also allows GK Gym to take asmush advantage of the open detention area immediately to the north. Building two is located in the southeast corner of the site near the corner of Timberline Road and Lowe Street, creating a site buffer from the corner of the parking lot. Building three is situated on the southwest corner the site fronting on Lowe Street. Building one has a footprint of 17,960 ft.', building two has a footprint of 9,700 ft,', and building three has footprint of 3,411 ft,', Building one will be have a second floor over the south area of the building, and building two and three will both be two story buildings. It is intended that all three buildings will be sprinkled. The buildings have been placed towards the outside edges of the site to buffer the on -site views to the parking lot on the interior. The parking lot is located centrally to all three of the buildings. There are two entrances into the parking due to the original two lot configuration. In meetings with Poudre Fire Authority, they also were in support of having two access points into the parking lot. The main parking lot has a greenbelt separation between the east and west sides, which helps divide the site. The two entrances also serve a functional, future purpose by allowing access to potential multiple lots on the site. In front of building one, GK Gym, there is a drop off area for parents to bring their children to the gym. There is also a plaza on the southeast corner of the Gym that is a gathering place for GK Gym and also serves for an emergency access to the eastside of the building. There's strong pedestrian movement throughout the site. A pedestrian bridge will be installed over the Swale, on the eastside, to connect the site's walks to the street walk along Timberland Road. The site is designed to drain from the southwest to the northeast. There is a regional detention basin just to the north of the site. Along the eastside of the property there's an existing drainage Land Images, inc. Project Description for GK Gymplex at Collindale Business Park 2 easement with a swale that drains into the detention basin to the north. Just to the east of building one is the water quality pond that will drain into the swale on the eastside of the property. The landscape has been designed to provide a pleasing streetscape and buffer along the perimeter of the project. The foundation landscaping will soften and enhance the architecture as well as provide for screening of any mechanical equipment and the parking lot. The trash enclosures will have landscaping around them to break up the walls. There are three existing cottonwood trees an the north end of the site. All attempts will be made to save the two trees noted as remaining. One of the existing trees will be removed for the construction of building one. The landscape design intention is to use moderate to low water plants were possible. 1, The architectural character of the buildings will complement each other. Where appropriate colors or materials from nearby buildings may be reviewed for use on the GK Gymplex site. On building one a concrete masonry unit will be used as a wains coat and an EFIS finish will be used on the upper walls. The EFIS will have a light beige field with darker bands to highlight the windows and other details. Buildings two and three will use a modular brick wains coat and a similar EFIS finish on the upper walls The materials and colors for the three buildings will create a harmonious and cohesive development. The project is designed to meet the principles and policies of City Plan. The site design incorporates compact, multi -use design, buildings located along the street, articulation of the architecture, and blending with the surrounding land uses.
