EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS THAT:
PATRICIA E. GRAHAM, being the owner of the real property described
on Exhibit "A" attached hereto and incorporated herein by reference, does
hereby dedicate, transfer, and convey to the CITY OF FORT COLLINS, COLO-
RADO, for public use, a five (5) foot wide easement for a sidewalk on the
above -described property. At such time as said easement is no longer used for
a public sidewalk, this easement shall terminate and shall be of no further
force or effect and all of the right, title, and interest of the City of Fort
Collins in and to said easement shall revert to the then record owner of the
property.
It is understood by the grantor herein that by acceptance of this dedica-
tion, the City of Fort Collins is not accepting the duty of maintenance of said
casement.

Commencing at a point 818.6 feet West of the SE corner of the SW 1/4 of
Section 14, Township 7 North, Range 69 West of the 6th P.M.; thence North
550.2 feet more or less to the South line of Lake Street; thence West 75 feet
along the South line of Lake Street; thence South 550.2 feet, more or less, to
the South line of said Section 14; thence East 75 feet to the pont of begin-
ning; EXCEPT that portion conveyed by Warranty Deed recorded in Book 1159
at Page 0128, City of Fort Collins, County of Larimer, State of Colorado; also

thence West along the South line of Lake street 153.9 feet, thence South 550.2
feet more or less to the South line of said Section 14, thence East 153.9 feet to
the point of beginning; EXCEPT the North 272 feet thereof, in the City of
Fort Collins, County of Lariner, State of Colorado; also known as street and
number 730 West Prospect Street.
