A 10' utility easement is needed behind the property line along Lemay Avenue. An easement is needed for the existing overhead line or the developer can work with Light & Power to remove these lines. 2. A new sewer line must be extended to the west edge of this site. 3. Public Service recommends that the 25.32' wide access to Lot 3 also be designated as a utility easement. 4. The area of each lot needs to be shown on the plat. 5. A total of 50' of R-O-W must be dedicated along the site's Lemay Avenue frontage. 6. Ditch company approval will be required on final utility plans. 7. A traffic impact study will need to be done prior to the site plan review and at building permit application. This study should take into consideration the proposed project to the north. Rick Ensdorff, City Traffic Engineer, can give direction re- garding the traffic study. 8. The access along the north side of the site is still under discussion, with relationship to Riverside First Filing and providing public street access to landlocked properties to the west. Water and sewer utilities will be serviced through the property to the north. 2. What is the purpose of the 10 foot access easement along the north side of Lot 3? 3. The access easements along Lots 1 and 2 and Lots 2 and 3 should be extended to the south property line to allow for future potential access to properties to the south. 4. The preliminary plat was approved with the condition that Lots 1 and 2 be developed as a neighborhood shopping center, Since that is the developer's intent on these lots. An agreement to be filed as a protec- tive covenant with the plat will be prepared by City staff for the devel- oper's signature. Three copies of the revised plat reflecting these comments need to be sub- mitted to this office by Monday, July 9, 1984. By July 16, 1984, ten copies of the plat and an 82xll" reduction of the plat must be submitted. If you have any questions, please do not hesitate to contact me.
