That the undersigned, being the owners and proprietors of the following described land, to -wig a tract of land situate in the Northwest 114 of Section 1, Township 7 North, Range 69 West of the Sixth P.M., City of Fort Collins, County of Lorimer, State of Colorado, which, considering the North line of sold Northwest 114 as bearing N89156'14"W and with all bearings contained herein relative thereto, is contained within the boundary lines which begin at a point which bears N89.56'14"W 40.00 feet, and again S00'00'23"E 94.98 feet from the North 114 Comer of said Section 1, and run thence S00°0023"E 344.75 feet; thence N89156'14"W 272.00 feet; thence N44.56'14"W 82.94 feet to a point on the East right-of-way line of Bayberry Circle, thence along said East right-of-way line along the arc of a 41 ZOO foot radius curve to the left a distance of 84.70 feet, the long chord of which bears N05048'46"E 84.56 feet, and again N00°00'23"W 154.82 feet, thence along the arc of a 15.00 foot radius curve to the right a distance of 21.92 feet, the long chord of which bears N41.52'08"E 20.02 feet to a point on the South right-of-way line of Willox Lane, thence along said South right-of-way line along the arc of a 696.00 foor radius curve to the left a distance of 140.68 feet, the long chord of which bears N77°54'06"E 140.44 feet, and again along the arc of a 360.00 foot radius curve to the right a distance of 115.10 feet, the long chord of which bears N81003'47"E 112.63 feet, and again S69.56'14"E 45.07 feet; thence along the arc of a 15.00 foot radius curve to the right a distance of 23.54 feet, the long chord of which bears S44.58'19"E 21.20 feet to the point of beginning, containing 2.4954 acres, more or less. The undersigned have caused the above described land to be surveybd and subdivided into lots and streets as shown on this plat to be known as a plat of GREENBRIAR VILLAGE P.U.D., FOURTH FILING, subject to all easements and rights -of -way now of record or existing or Indicated on this plat. The undersigned does hereby dedicate and convey to and for public use forever, the streets and easements as are laid out and designated on this plat, provided, however. 1) acceptance by the City of this dedication of easements does not impose upon the City a duty to maintain the easements so dedicated, and 2) acceptance by the City of this dedication of streets does not impose upon the City a duty to maintain the streets so dedicoted until such time as the streets are inspected and accepted by the City Engineer. All maintenoce of the above described streets shall be performed by the undersigned (and his/her successors in interest) until such time as the City expressly assumes, in writing, the duty of such maintenance.
