Glc -sue -�� DEVELOPMENT CENTER EXT.655 May 26, 1983 Mr. Bernie Cain BUCAIN CORPORATION 1705 Heatheridge Road Fort Collins, Colorado 80526 Dear Bernie: Staff has reviewed the Fairway 4 and Tract H, Southridge Greens PUD and has the following comments: Fairway 4 1. Front Nine Drive is to be 36 feet paved width to the bridge inter- sections and 28 feet for the remainder of the loop. 2. Access to Tract G, from Front Nine Drive, should not be designed as a through street. Cul de sacs or private driveways would be accept- able. 3. Crossover Lane is to be redesigned so as not to be a through street. A private driveway/parking lot, still maintaining fire access, is acceptable. 4. The location and distribution of parking is questioned. Overflow parking should be convenient to all units. Parking on the inside of curves is not permitted. Not more than 50% of street frontage is to be parking and driveways. 5. Private drives can be 24 feet instead of 25 feet as proposed. 6. All streets are to be designed to City standards. Tract H 7. A variance request to permit the 28 feet is to be submitted to the Development Center. 8. A variance request to permit intersections offset less than the City standard of 200 feet is to be submitted to the Development Center. Street names are to be on the site plan. 12. All streets are to be designed to City standards. 13. Preliminary utility and storm drainage plans are to be submitted for both projects. Revised site and utilities plans are to be submitted by Thursday, June 9, 1983. All graphics, including a colored rendering of the site plan and 8V' x 11" reducl'ions are to be submitted by Monday, June 20, 1983.
