ENGINEERING COMMENTS +1. The title Of tile utility drawings has been modified on the title page as well as the individual sheets. /2. The erosion control notes have been moved to the erosion control plan sheet in the utility plans. ✓3. The current soils report is referenced in the general notes on the title sheet of the utility plans. Earth Engineering Consulting, Inc. is preparing the updated soils report. The report has not yet been completed. Once it is completed the date and title of the report will be added to the general note. 4. The general notes on the utility plans have been modified pursuant to the comments. VS// Both sides of Timberline have been added to the utility plans. �b. The entrances into the site off of Bighorn have been proposed to be paved with concrete to the property line. The porkchop and concrete pan at the entrance on Timberline will be removed. Instead of paving the entrance with concrete at this time we are proposing to pave it with asphalt since the ultimate widening of Timberline would only require the concrete to be removed again. On the future plan and profile sheet we show concrete for the ultimate condition. The centerlines and section lines along Timberline and Horsetooth Road have been added to the utility plans. A. The City of Foil Collins signature block has been added to the utility plans and the other three blocks have been removed as redlined on the utility plans. � The street intersection -Ritter detail has been modified. i10. The Right of Way along Timberline as been dedicated to provide a 141' R/W. ✓11. A 15-foot utility easement has been dedicated along Horsetooth Road and Timberline Road. 12. Two City of Fort Collins benchmarks has been refereced on the utility plans. ✓13. There will need to be a reciprocal access agreement needed between the multi -family site and the retail site for shared access on the drives between the two projects. Then there will be a minimum 20-foot wide access. 14. The adjoining property owners and developments have been added. ,11 . The property has been tied to two section corners on the plat. 6. The plat has been included as the second sheet in the utility plans. 47. The section lines have been shown on the utility plans and plat. ./(8. The maintenance and guarantee and repair guarantee notes have been included on the. plat. A9. The surveyor's certification language and clerk and recorder's certificate language has been modified. /*10. The Attorney's certificate has been modified to what is currently being used. ,TL A 9-foot utility easement is proposed on Bighorn Drive. /22. The plat now shows a blanket utility easement over the site excluding the building envelopes. 223. The updated soils report will be submitted once completed. It is currently being prepared. STORMWATER UTILITY 1. The current City of Fort Collins benchmarks have been added to the utility plans. 2. A cover letter has been added to the drainage report as requested. WATER AND WASTEWATER 1. The water and sewer lines have been added to the landscape plans. 2. The sizes of all water and sanitary sewer services has been added to the plans. 3. The water meters and curb stops are shown on the utility plans. 4. There is now a blanket utility easement reflected on the plat and therefore, the need for easements for fire hydrants and curb stops is not needed because of the blanket easement. 5. General notes for the depth of cover and water main material has been added to the utility plans. 6. Fire lines are not proposed. The existing water meter at the southwest corner of the site could be used for the irrigation tap. 7. Typical details have been added to the plans.
