Box 580 Fort Collins, CO 80522 Dear Sherri, This is regarding the Utility Plans for Fox Hill P.U.D., Second Filing. Luther Lane has been paved as a requirement for Fox Hills P.U.D., First Filing. The slope of Luther Lane is 2.00% for 34.00 feet from the centerline of Red Fox Road and then begins a 200 foot vertical curve. The plans were approved by the Latimer County Department of Public Works. As you noted the City of Fort Collins requires a maximum slope of 2.00% for 50.00 feet from the right of way of the cross street. The difference in the two elevations at station 0+77 would be 0.26 feet. Due to the fact the pavement is existing, I am requesting a variance to the 50.00 foot requirement on behalf of the developers of Fox Hills P.U.D. Thank you for your consideration of this request. Box 429 Fort Collins, Colorado 80522 Dear Dick, In considering your variance request for varying the requirement that a slope of 2.0% (or less) be provided for 50 on Luther Lane from the ROW of Red Fox Road for FOX HILLS PUD, Second Filing, not enough information has been provided. You have indicated that the slope from the center of Red Fox Road meets the 2.0% for 34 feet, most of that is the ROW of Red Fox Road and does not apply to the standard requirement. You have not indicated what the maximum slope is in that 50 feet, nor indicated in any way that it provides an adequate place for vehicles to stop and start at the intersection or what kind and\or amount of traffic will be on this road. Some sort of justification is needed to show that the intersection can function safely as designed (and built). Once additional information is received the variance request will be farther evaluated.
