Box 580 Fort Collins, Colorado 80522 Dear Joe: We have made revisions to our site plan in response to staff comments on the Preliminary and Phase One Final Fountainhead P.U.D. Our specific responses are as follows: PRELIMINARY FOUNTAINHEAD P.U.D. 1. The plan has been revised at the south entrance to J.F.K. Parkway to a 48 ft. setback, a variance for this dimension is requested. 2. The location of the northern curb cut to J.F.K. has been relocated to provide sufficient stacking space. 3. The street cross -sections have been removed. 4. The curb cut descriptions have been revised. 5. A temporary emergency exit access has been provided in the south- east parking lot until such time that an access connection is developed to the property west of the site. This emergency access satisfiEls the fire access for the office building. 6. The preliminary plat delineates how runoff reaches the detention pond. 7. A typical landscape treatment adjacent to the building has been indicated. 8. Typical compact car and handicap parking stalls have been dimensioned. 9. Loading zones have been relocated. 10. Energy conservation features for office buildings have been added to the plan. 12. Approved variances have been noted on the site plan. 13. Evidence has been submitted to justify building height. 14. See attached information concerning the vegetation being removed. 15-16. The plan has been revised to reflect your suggestions. 17. Portions of J.F.K. Parkway will have to be installed for the southeast office building to be constructed. 18. Building setbacks have been indicated on the plan. 19. The site plan has been revised to include the 150 - ft. information. 20. A preliminary subdivision plat has been submitted by Parsons and Associates. PHASE I FINAL - FOUNTAINHEAD P.U.D. 21. Revisions have been made to the preliminary subdivision plat. 22. A note has been added concerning signage of compact car and motor- cycle spaces. 23. Sidewalk transitions have been corrected. 24. Sidewalks adjacent to overhanging vehicles are 6 ft. wide. 25. Easements have been shown on the site plan. 26. A trash enclosure has been indicated for Building "B" 27. Signed Open Space Maintenance Guarantee Agreement will be submitted Monday, August 16, 1982. Five copies of our revised Preliminary, Phase One Final Site and Landscape Plans are attached. It is our understanding that this item will be on the August 23rd Planning and mooning Board agenda. A colored site plan, reductions, and slides will be submitted on Monday, August 16, 1982.
