One loading and unloading zone will be required. A minimum of 500 feet should be reserved for this use. 2. There may be problems with the sewer line in relation to the irriga- tion ditch. Applicant should work with staff to resolve this problem. 3. "Frontage road" should be termed as "access roadway." A minimum width of 24 feet should be maintained. 4. The landscape strip in center of project should be maintained at same width as was originally approved. The same comment applies for the setback along the north side of the building. 5. Public sidewalks along College Avenue will be required. 6. Private sidewalk connection to Pay'n'Pac as approved on original plan should be maintained. 7. Project will be submitted as an "Amendment to the Feeney PUD" and will be reviewed against the Land Development Guidance System. The owners of Lot 2 will also sign the final plan. 8. The access point to College Avenue needs a minimum 20-foot radius for the north side of that driveway. If reconstruction of this access approach is required, the applicant will need to pursue an Access Approach Permit from the State Division of Highways. 2. Utility plans should be submitted which show proposed water and sewer services and other details. 3. The compact car spaces should be signed. Please indicate on site plan. 4. Scale of vicinity map should be indicated. 5. Landscaping along College Avenue should be intensified with additional shrubs and shade trees. 6. An access easement should be dedicated along all parking drive aisles and for the sidewalk along College Avenue. 7. Additional landscaping should be provided along north edge of building. 8. The PUD should include the area of parking aisle on Lot 2 which services parking spaces on Lot 1. Owners of Lot 2 will have to sign PUD site plan. 9. Distance shown on site plan from building to west property line is shown as 59-feet but scales out to 65-feet. Which is correct? 10. East -west dimension of building envelope should be indicated. 11. Parking islands at southeast corner of building should have a shade tree with low-lying shrubs rather than only a Blue Spruce tree. Utilities, water and sewer services are available. 2. Should review new fire codes for impact on building design. 3. Parking will need to be controlled so as to restrict parking in fire lane. 4. Any existing unused easements will need to be vacated. 5. Office/commercial on the site would not be aporoved until Mitchell Drive was built and constructed to Horsetooth Road. 6. Pedestrian circulation should be provided. 7. Landscaping of building and Mitchell Drive should be provided. 8. Existing hydrants within 500 feet should be shown on site plan. 9.
