CO 80525 Dear Frank: Staff has reviewed the final plan for Fairway Seven PUD and has the follow- ing comments to make: 1. Water service locations will need to be coordinated with Light and Power. 2. The rear 6' easement on lots 47, 48 and 49 is shown on the site plan, but not on the plat. This easement needs to be added to the plat. 3. Planting of street trees in front lot utility easements represents a potential conflict with natural gas lines. A minimum horizontal separation of 6' is required. This matter must be coordinated with Public Service Company. 4. Two updated copies of the grading/drainage plans need to be provided with the final drainage report. 5. The general notes on the utility plans need to have a statement regarding the maintenance of Tract A. 6. Drainage easements must be provided for the backlot drainage swales. 7'. A curb chase needs to be provided on the Southridge Greens Boulevard sidewalk where backlot drainage discharges to the street. S. The grading/drainage plans need a legend and a drainage information table. 9. Erosion control measures during construction need to be addressed. 10. All landscaping in Tract A must be installed or a letter of credit, bond, or escrow account for 125% of valuation must be in place prior to issuance of a certificate of occupancy. 11. The purpose of Tract A needs to be clarified on the plat. By noon on Wednesday, March 8. 1989 three copies of the revised site plan and plat addressing these comments must be submitted to this office. Items that cannot be addressed graphically should be addressed in written form. By Monday, March 20, 1989 ten (10) folded sets of all plans, a colored rendering (unfolded) and an 8-1/2" x 11" PMT reduction (or similar quality, xerox copies unacceptable) must be submitted. 300 LaPorte Avenue • P.O.
