Box 251 Fort Collins, CO 80522 Re: Amendment to Fairview PUD Dear Mr. Brenner: Staff has reviewed the amendment to the Fairview PUD and has the following comments: 1. Since a change in use from that approved on the original PUD is being proposed, the project must be processed under the Land Development Guid- ance System. Thus, the All Development - Numbered Criteria Chart, Point Chart D, and final elevations need to be submitted for review. 2. The water source for Wendy's is tapped into the 12-inch water main in Elizabeth Street, not as indicated on the plan. The water service for Taco Bell will also have to be tapped into the main in the street. The sewer is only about 5-feet deep in this vicinity. 3. Additional landscaping treatment along the Elizabeth Street frontage should be provided. 4. Verify the ability of emergency vehicles to negotiate the site. 5. Indicate 10-foot easement on site plan to cover the existing electrical lines. I would recommend we meet soon to discuss the above items. Revisions to the plans should be delivered to this office no later than Wednesday, July 7, 1982. Also, on Monday, July 19, 1982, 8-1/2"xll" reductions and colored renderings of the site and landscape plans should be submitted. If you have any questions, please feel free to call. The parking lot and circulation plan agreed to for Phase 3A does not coincide with proposed design for Phase 4. Internal circulation has been changed from that which was originally approved. New circulation plan must be approved by City. Trip generation figures are to be provided for proposed use. 2. Information regarding parking demand is to be submitted. C, B & P parking lot is often completely full. 3. Driveway aisles should line up. 4. Parking stalls along eastern edge should be dimensioned. 5. Notes regarding new PVC sewer should state where the design for this site is to be found. 6. Landscaping for interior and perimeter parking lot is not adequate. Islands at ends of parking rows must be landscaped and should be at least 8 feet wide in order to accommodate plantings. 7. Provide motorcycle and bicycle parking. 8. All signs must comply with sign code. 9. Site plan does not show revised detention boundary and high water eleva- tion. 10.
