Curbcut locations: - southern curbcut should be moved off of the curve - island entrance.s,hould have the following dimensions: 12 feet island 12 feet - all cuts are to be standard curbcut design - maintain 200 feet spacing between curbcuts 2. Phasing of improvements will be examined carefully at the time of final PUD review. 3. Fire access is to be provided to all units. 4. Check storm drainage information submitted for Phase 1 for adequacy. 5. Back up spaces should be provided to all garages. 6. Berms and landscaping will have to be adjusted to accommodate utility installation. 7. The applicant should provide copies of the site plan prior to formal submittal for distribution to utility departments. It is the intent to work out utility concerns early in the review process. 8. The site plan and unit design are unique and well suited to the site's adjacency to the golf course. CC/gla CITY OF FORT (Yn 1 INC 484-4220 DEVELOPMENT CENTER EXT.655 February 3, 1983 Bernie Cain Poudre Corporation PO Box 7 Fort Collins, CO 80522 Dear Bernie: Staff has reviewed the Southridge Greens PUD, Phase 2, and has the following comments: 1) More detail is required on the preliminary site plan; dimensions on typical units, parking spaces, etc. 2) Three buildings do not meet the 150 foot fire access requirement. 3) The "boulevard section" should be taken off of the site plan. 4) The Fire Authority requests a fire hydrant at the south entrance of the project. 5) More detailed information regarding the relationship of units to the golf course will be required at the time of final site plan review. Staff will be reviewing the final landscape plan to determine the adequacy of plantings and screenings. Revised site, landscape, and utility plans must be submitted by Wednesday, February 9, 1983. An 8'z"xll" reduction of the site and landscape plans and colored renderings are to be submitted Wednesday, February 16, 1983. Engineering - The following comments are to be addressed by the project engineer: o Post "No Parking" on interior drives; o Soils report is to include pavement design; o Utility lines shouldn't be shown on the final site plan; o Sidewalk should be in an access easement and be continued to north property line; o Street needs to be named; o Some building envelopes encroach on sewer and electrical easements; o Buildings should be dimensioned to right-of-way line; o No indication of interior pedestrian access; o Note #7 should read "access and utility easement;" o Signs do not match from site to landscape plan; o Limits of construction should be shown; o Plat needs to indicate entire right-of-way; o Relocate hydrants; o All buildings do not meet Fire Authority access requirements; and o Boundary adjustments between golfcourse plat and this project need to be made. EXT.655 2. Landscaping - Staff would like information regarding golfcourse landscaping and rear lot landscaping. 3. Site Plan o An attorney's certification need to be added; and 0 Elevations for units are to be submitted. Box 580 Fort Collins, Co. 80522 Dear Ms. Tripoli: March 22, 1983 I received the City's redlines of Fairway II Utility Plans. We are addressing some issues in a different way than indicated on the redlines. This letter is to identify those issues and explain the rationale for modifying your recommendations. 1) Physical barriers at golf cart crossing of the boulevard to eliminate automobile traffic. As we discussed over the phone golf course maintenance vehicles need access at these points. Parks and Recreation responded that signage did no good. Thus no change has been made in with respect to barriers at the crossing. 2) Sidewalk extending to Lemay Avenue to be shown on drawings. We have added a note to the street cross section detail refering sidewalk construction to the development agreement. If the walk is shown on the plan view, we do not know of any sure way to avoid confusion as to the intended limits of construction. Thus we have not shown the sidewalk on plan view. 3) Grate for area inlet. Exception was taken to the proposed type D inlet on two accounts. First that the grate was not structurally adequate, and second that the wide spacing created a safety hazard to pedestrians. Our calculations show that it is structurally adequate (see pg. 2 attached). Because of the high flow rate at this installation, seven of the City's preliminary area inlets, or 5 State Type 13 inlets, would be required. (see pg. 1 attached) Even then the maximum headwater is more than doubled. As to safety, the inlet is located at the bottom of a one foot deep depression with 1:6 side slopes on three sides. This location as well as the basin's size provide considerable indication that an anomolous situation is present and that due care should be exercised. 303/221-3760. 2020 Airway Ave. • Fort Collins, CO 80524 The inlet is a key faciliity in the drainage system and as such should be as efficient as possible. We ask that you reconsider the safety issue. If you think the possible hazard outweighs the benefit to storm water control, we will be glad to discuss the matter further.
