Fort Collins Orthopedic Clinic Dear City Staff and Planning & Zoning Members, A preliminary and final site plan for an expansion of the Fort Collins Orthopedic Clinic is submitted for your review. Located within the Riverside Commercial P.U.D. The tract is a .51 acre site bordered on the south by the existing Orthopedic Clinic, Riverside Avenue to the northeast and an existing medical office on Lot 4 and its proposed addition on Lot 4A of Riverside Commerical P.U.D., are located directly north. The proposed Orthopedic Clinic will compliment the existing clinic by pro- viding an additional 5,300 sq. ft. of physical therapy space. A well landscaped plaza links the entry to the new clinic to the back entry of the present building. While the existing clinic does have its primary parking off Elizabeth Street both clinics will share parking within half acre site. The new clinic will be similar in character to a health club with full phy- sical therapy supervision. Features include both a lap pool and whirlpool along the south window wall, weight equipment and stationary bicycles located within the physical therapy work area, private exam rooms, and locker rooms with showers and dressing area. Supervision will be provided by a doctor and additional nursing and support staff. This facility will be compatible in architectural appearance to the present clinic. Materials will include both wood siding and brick. The roof will be pitched. The site is designed for convenient and safe access for patients and employees. An agreement with neighboring land owners is being negotiated to allow for a direct loop drive connecting Riverside Avenue with Central Drive, and to eliminate an extraneous curb cut. Our goal is to build a project that is visually attractive and an asset to our community. We look forward to working with the City throughout the development process.
