All open space, parking lots, drives, and landscaped areas will be under the ownership and management of the Evangelical Covenant Church. 3. The proposed site layout was developed through the study of several design considerations. Major considerations were: ease of parking and access to the church, a prominent but buffered building location, and open recreational space separated from major vehicular traffic. Primary access to the site in phase one is on Lemay Avenue. Use of this point of access would be generally limited to Sundays and evenings after 6:30 p.m. The entrance leads to a parking area which is designed to provide a drop-off area and ease of movement arcund the lot. Future phases will provide expanded parking to the west of the site with a second point of access. Entrances and exits are designed for the most appropriate locations with regard to future traffic flow on Lemay and Oak Ridge. The northeast site location of the church building provides for visibility of the chapel and sanctuary elevations from Lemay and Cad, Ridge. Wiile the visibility is strong, landscaping provides a buffer between vehicular traffic and the church. The open space at the northwest of the site is designed to be separated from the major vehicular traffic on Lemay. This area may be used for recreation, outdoor worship, and receptions. For the sEfety and convenience of the users, it is not divided by parking or driveways, but is immediately adjacent to the building. Parking to the south .allows for the sun to reach the open area making it more desireable for recreational use. The area is also open to views to the mountains in the west. 4. Three sides of the church site are bounded by streets and wi I I be EEpropriately landscaped. The fourth side to the south is bounded by land for which master planning is still in progress. Either cori�:tercial or residential uses would be compatible with the church. The site has been designed to leave one acre of open land to the south. Future use of the acre will be determined as master planning is completed. It may be used for expansion, parking, open space, buffer zone, or to be sold to the owner on the south. 5. The reduction of energy consumption will be addressed through quality construction, well insulated roofs and walls, energy efficient window treatment, timed and zoned HVAC using high efficiency heating and air conditioning, and building orientation. DEVELOPMENT SCHEDULE EVANGELICAL COVENANT CHURCH Development of the new Evangelical Covenant Church is intended to hecin as soon as final city approval is secured. With final city approval of phase one anticipated for Vay 1985, construction documents would be prepared for the construction of 6,000 square feEt to begin in November 1985 and to be completed in spring 1986. The scheduling of future phases is less defined and is dependent on church planr,i-ig and growth. Current projections estimate that the future sanctuary and Christian education wing of approximately 1E, Q0 square feet will be constructed by 1996 - 2001. The final phase will consist of approximately 8,000 square feet of gymnasium/multi-use space. It is estimated that construction will be completed Dy 2006.
