Stewart and Associates 103 South Meld.rum Street Fort Collins, CO 80521 Dear Jack: Staff has conducted it interdepartmental review of English Ranch Third Filing Subdivision and offers the following comments: 1. A temporary turn -around easement needs to be dedicated on the plat at the east end of Stockbury. 2. A Soils Report/Pavement Design must be submitted to the City Engineering Department. 3. If subdrains are necessary, then a design must be submitted to the City for review by the affected departments. This design must be a. part of the Utility Plans. 4. U.S. West has commented that the developer is responsible for provision. of all trench, street crossings, and ditch crossings for telephone facilities within the project, and the developer pays up -front construction costs for facilities within the development. Any relocation of existing facilities required by these plans will be paid for by the developer. 5. Since the number of lots that comply with the Solar Ordinance is below 65%, the applicant must submit a variance request. This request will be forwarded to the Planning and zoning Board. 6. The "rear" lot dimension on Lot #190 is missing. 7. The plat should contain a "Land Use Data" table containing information on the number of lots, total area, average lot size, etc. 8. The approval block for the Director of Engineering should state: "Approved As To Form...". 9. The plat should include the date of preparation and the date of any subsequent revisions. 11. The plat should contain information on the zoning of the property and the adjacent property. 12. The plat should contain the names of abutting subdivisions or the names of the owners of abutting unplatted property . 13. The plat should be labeled sheet one of one. 14. It maybe helpful and informative to include the Lot Number of the adjoining platted lots that are not in this filing. Since the Lot Numbering system appears to be sequential with the first two filings, the Lot Number and Filing Number of the adjoining lot would let a general reader of the plat know how these 40 lots tie into the overall system of numbers. Perhaps these adjoining lots could be "ghosted in". This concluder Staff comments at this time. Please note the following deadlines in order to stay on schedule for the June 28, 1993 Planning and Zoning Board hearing: Plan revisions are due Thursday, June 10, 1993. P.M.T.Is, colored renderings, 10 prints are due June 21, 1993. The Planning and Zoning Board Worksession is June 24, 1993. If the Final Documents (Plat, Development Agreement, Utility Plans) are not delivered in final form by the date of the Planning and Zoning Board hearing, then the Board is authorized to grant a two - month conditional approval to allow these documents to become finalized and recorded. If this two month grace period expires, then the applicant must petition the Board, via a letter, asking for an extension. At this point, a one month extension may be granted.
