Multiple driveways will not be allowed and a sole driveway must be used. A driveway that is in direct alignment with the driveway across the street is still the preferred design. [proprietary • How is the one way access shown on the plans as well as the right -in, right out noted in the traffic study ensured? Will raised medians be placed in front of the driveway(s) to ensure that this occurs or will this be controlled by signage? • Dedicate additional right-of-way on Elizabeth Street to the 102' constrained arterial street standard. The standard specifies 51' of half right-of-way and thus 1' of additional right-of-way dedication is required for this site. • The use of the radius style driveways out to Elizabeth Street is not allowed in the Land Use Code and requires a modification. If the applicant were to request a modification, Engineering would be in support of this based upon the use of radius style driveways being required under the new Street Standards. • Add the following; note alongside all instances where street patching occurs: Limits of street repair are approximate. Final limits to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City Street repair standards. • Provide additional spot elevations, especially where the driveway is in right-of-way. There is not enough information to ascertain how drainage is flowing. What are the grade breaks indicated for on the grading plan? They don't appear to coincide with the contours. • Sheet 9 of the utility plan is not readable nor reproducible. • Drainage from the eastern drive crosses a public sidewalk out to Elizabeth. This is not allowed per the Land Use Code and needs to be reconfigured with a high point behind the walk or a culvert to take flows below the walk. Plat Comments • Larimer Canal #2 must be a signatory to the plat. Tying these to a boundary monument will help confirm or deny the previous comment. (See redlines for additional comments. Additional comments may be made with resubmittal.) Because the use of radius style driveways in accordance with the guidelines in the Larimer County Urban Area Street Standards [LCUASS] is currently being addressed in the Land Use Code, this project will not require a modification to the P&Z Board for the use of radius style driveways. 2. Please revise the plat language as enclosed both the standard plat language and the notice of other documents need minor tweaking. 3. It may be beneficial to delineate the 20' emergency access easement also as an access easement, otherwise it would imply that only emergency services vehicles has the right to use the easement. 4. What happens to the sidewalk west of the westernmost driveway? If the intent is to tie into the existing sidewalk, a less abrupt transition should be used. 5. Signed offsite easements are required at the time of final compliance submittal. 6. The design of the emergency access entrance needs further discussion, Transportation wants to ensure that vehicles cannot violate the restrictive use of the driveway. 7. Provide additional spot elevations and grading information along the eastern edge of the site out to the emergency access driveway. It is not evident to me that a grade break does occur behind the driveway, it appears that more water will be draining out to the public street than is actually shown and allowed. 8. A second benchmark is needed on the utility construction plans.
