Box 580 Fort Collins, CO 80522 Dear Lucia: This letter will confirm our conversation of his date relative to the reconstruction of aaa saannitary sewer line in e easement between lots 6 and 7 of the ep at of Edora Acres, Second Filing, Fort Collins, Colorado. We have made arrangements with Gurwell Construction Company to reconstruct this sewer for an estimated cost of $6,000.00. He anticipates completion of the work to the satisfaction of the City by 15 August 1980. As a guarantee that the work will be accomplished, we have given you our check in the amount of $9,000.00. It is our understanding that if the work is not satisfactorily completed by 1 September 1980, or at a mutually agreed upon later date, you may cash this check and use whatever portions of the proceeds as is necessary to complete the work, the balance to be refunded to us. It is also our understanding that at such time as Gurwell satisfactorily completes his work, and'we submit evidence that he has been paid in full, you will return our $9,000.00 guarantee check. In consideration of the above guarantee, it is further our understand- ing that the City will not withhold C.O.s in this subdivision because of the sewer problem. Box 580 Fort Collins, CO 80522 Dear Lucia: Re: Guarantee check in connection with sewer work on Erin Court As per our phone conversation of today, we find it necessary to request that the City continue to hold our guarantee check in the amount of $9000 for an additional 30 days. The reason for the delay is the difficulty we are encountering in obtaining a necessary easement from one of the property owners. Both ourselves and the Contractor are ready to proceed with the work, but we are prevented from doing so by the unreasonabiness of the property owner regarding the easement. Dear Sirs: We would like to request a variance from on site detention for the building lot of the Erin Court triplex. The site slopes steeply from the north to the south on to Erin Court Drive. A very natural drainage exists on site at present. The addition of the proposed triplex will not seem to disrupt this drainage pattern. Lemay Ave. Fort Collins, CO 80525 221-0555 Re: Erin Court Triplex Statement of Planning Objectives The following is a statement of the relationship of our proposed triplex to the criteria set forth in your guidelines: 1) Land Use: The existing lot is zoned RM and is located off of the Erin Court cul-de-sac. Triplexes and four-plexes constitute the majority of dwelling units on the Erin Ct. cul-de-sac. We feel that a thoughtfully developed triplex will not seem out of line with the current state of arts of land use on Erin Ct. 2) Landscaping: The landscaping in this area consists basically of pavement and automobiles. By proposing parking within the building footprint, we are allowing potentially more curb appeal and building lot open space. 3) Traffic Generation: The existing off street parking for Erin Ct. seems adequate for the area. He are proposing (1) double car garaqe for each (2.) bedroom dwelling. We feel this will be adequate for off street parking, at it does meet the city zoning requirements for off street parking. 4) Circulation: The flow of one way traffic through the proposed parking drive, eliminates congestion and expediates on and off site egress. We feel this relationship is the strongest available for the tenants. In conclusion, we feel the triplex as developed with parking within the footprint will not add any major problems to the Erin Ct. area, but can in fact, enhance the landscaping potential and possibly stimulate solutions such as this for other builders and developers.
