ITEM: Ed Carroll Volkswagon-Audi Amended P.U.D. Plan
APPLICANT: Chuck Mayhugh, CRM Architects & Planners
LAND USE DATA: Request for a new 1800 square foot retail building and
outdoor display area at the existing Ed Carroll auto dealership.
COMMENTS:
1. The Ed Carroll Volkswagon-Audi P.U.D. was originally approved in Septem-
ber 1979. For P.U.D.'s submitted prior to March, 1981, an increase in
leasable floor area of greater than two per cent can only be approved by
the Planning and Zoning Board. The approval cannot be granted administra-
tively. (Planning)
2. For record keeping purposes please title the submittal "Ed Carroll Volkswa-
gon-Audi Amended P.U.D." (Planning)
3. Get in touch with Doug Martine at 221-6700, if electrical capacity needs
change. (Light and Power)
4. There is a concern about parking on Swallow Road. Please indicate customer
parking on the site plan. (Traffic)
5. Provide a letter from a registered P.E., stating there will be no difference in
impervious area. Submit a grading plan that illustrates how the storm water
drainage pattern is effected by the proposed new building. (Storm Drainage)
6. Separate waiter and sewer taps will be required for the new building. The
existing irrigation tap may be used for both domestic and irrigation water
if desired. (Water and Sewer)
7. The project will be subject to street oversizing fees. Check with Mat Baker
(221-7732) to see how the fee will be determined. Check if any existing
easements are affected by the new building. The developer will need to get
a permit to do any street cuts for utility taps. (Engineering)
8. If the new building has less than four employees, one unisex restroom will
be adequate. (Building Inspection)
9. Submittal requirements for preliminary and final PUD's are listed in the
LDGS. (Planning)
10. The next submittal date is June 5, 1989 for the July 24th P&Z Hearing.
