Penfold Hans Kahn Associates, Architects 2145 South Clermont, Suite 1 Denver, CO 80222 Dear Mr. Penfol d: Following a preliminary review of the proposed layout for the Furr's site, the City offers the following comments: 1. Curb Cuts: a. Any curb cuts on the south side of Creger Drive must match up with those already in place as part of the Albertson's PUD. Your drawing indicates that neither proposed curb cut meets this criteria. b. The curb cut widths that you have indicated are too wide and should be narrowed to a minimum of 35-feet, again matching those built on the north side of Creger Drive. 2. Creger Drive: a. As part of the City's overall improvement plan for South College Avenue, a median has been planned on South College. No median break is to occur at Creger Drive, thus allowing only right -turns onto Creger Drive. It should be noted that the Albertson's site was designed with -this median plan in mind. 3. Access to the South: Included in the Creger Plaza Subdivision Agreements, signed by the owner of the property at the time of final platting, public access is to be provided through the Furr's lot to properties to the south. This "public access easement" must be indicated on the site plan. 4. The site appears to contain an excessive amount of pavement. Parking stall widths need only be 9-feet x 19-feet with a 24-foot isle width. 5. The applicant should check with the lot owners to be certain what, if any, of the following development costs apply: a. Repays for streets, drainage, and utilities; b. Improvements to South College Avenue, i.e., sidewalks, adequate right- of-way, etc. Mr. B.W. Penfold Hans Kahn Associates, Architects June 30, 1981 Page Two 6. Improvements required to lot per the signed Subdivision Agreements: a. Sidewalk on South College Avenue. b. Sidewalk, curb and gutter on Creger Drive. c. Agreement to participate in Mason Street Improvement Districts for street construction and storm sewers. d. Designation of a "public access" easement, paralleling South College Avenue to provide access to the south. e. Detention facilities as indicated on the Master Storm Drainage plan.
