Re: Columbine Care Center East Parking Lot
located at 345 Parker Street
I am writing to request a variance from the City Criteria which requires
a minimum 15—inch RCP within a public right—of—way.
The outflow pipe from the detention pond area to the existing storm drain
in Parker Stree--, is shown as a 15—inch RCP on the approved plan. After
excavating the pipe trench, it was found that the existing utilities in Parker
Street (a 4—inch gas main and two [2] power ducts) were located at depths which
make it impossible to fit the 15—inch RCP through without extensive relocation
of at least two of these three existing lines. A 6—inch pipe, however, could
be fit through without relocating these lines. Since the outflow is very small
(a 2.7 inch diameter orfice opening), the 6—inch pipe would be more than
adequate to carry the flow. Also, the pipe is fairly short (60 feet), and
the maintenance is the responsibility of the property owner. Therefore, this
variance from the 15—inch RCP to the 6—inch pipe seems reasonable. We propose
that the 6—inch pipe be either ductile or cast iron as extra protection during
future excavations.
