HomeMy WebLinkAboutCOLUMBIA ESTATES - Filed GC-GENERAL CORRESPONDENCE - 2003-07-31STATEMENT OF PLANNING OBJECTIVES The Preliminary Plan proposed for Columbia Estates P.U.D. is in compliance with the City of Fort Collins' Adopted Policies on Growth Management and Location of Land Uses. Specific policies include: - Land use, site planning and urban design criteria shall be deve- loped t.o promote pleasant, functional and understandable interre- lationships through and between land uses. - Preferential consideration shall be given to urban development proposals which are continguous to existing development within the city limits or consistent with the phasing plan for the City's urban growth area. Residential areas should provide for a mix of housing densities. Higher density residential uses should locate: - Where water and sewer facilities can be adequately provided; - Within easy access to major employment centers; - With access to public transportation; - In areas with provisions for alternative modes of transporation The resulting plan provides for 8 apartments and a 20,000 sq. ft. office (which will employ approximately So people) in a manner compatible with existing land uses. Construction may begin in the fall of this year and is expected to be completed in 1985.
