HomeMy WebLinkAboutBANKCENTER SQUARE - Filed GC-GENERAL CORRESPONDENCE - 2003-07-31Kelly Moore Revision to Lot 1 of the Bankcenter Square PUD ( 1972) Planning Objectives 1 - Design of an addition to the existing building to be used as warehouse storage space. 2 - All open space, riqht-of-ways, parking lot, drives, sidewalks and landscaped areas will be under the ownership and management of Kelly Moore Paint Company, incorporated. 3 - The existing facility being of commercial use shall employ approximately three to four people. No new personnel will be added for the warehouse space. 4 - The proposed site modifications were developed through the study of several existing design restraints. Major consideration was given to the existing building and site improvements. Primary access is now off a single right-of-way which exists off of College Avenue. The small island will be removed and the travel pattern will now be better defined due to the addition of rnjw traffic islands. The existing landscaping wil remain but the addition of more ornamental types of plantings should help 1:0 provide additional color interest with the changing seasons. Also the new plantings will help to define the spacial area of the building and parking area. Screening landscaping is being provided in front of the addition to help soften the lines of the building. The topography of the site is being altered minimally to help maintain the existing drainage patterns as to minimalize the effects upon the drainer ditch to the north of the site. The building addition shall match the existing building in style and the whole building, both the new and the existing, will be painted to appear as one congruent entity. 5 - Energy conservation is being addressed using several methods. The warehouse addition shall be separated from the existing building by a one hour fire door which will help control heat loss during deliveries. The addition will be of synthetic stucco applied over 2" of Styrofoam insulation and the exterior walls will also contain 6" of fiberglass insultation. The addition will not have any skylights or windows which will then eliminate any heat loss through glazing. The roof will also have 1 1 /2" of pearlite insultation and three layers of fiberglass insulation. An inspection of the site indicates that the improvements shown oil the unit development plan, and the landscaping, have not been completed in accordance with those plans. It will be necessary for us to review in detail the status of these plans before we can issue any further building permits in the development. We will need to have an implementation schedule and some financial guarantee to insure the completion off these improvements prior to the issuance of any further building permits. I will be happy to discuss this further to help clarify this situation. College Mr. Bob Busch, 1644 South College Ave. Dear Sir: In a letter dated 10-21-74 of which you received a copy, I requested that the. landscaping problems existing in Batik Center Square be corrected in one of two ways: either t;te landscaping should be executed according to the approved landscape plan, or a new landscape plan (subject to approval by the City) should be submitted. There seems to be some confusion as to wito is responsible for the various improvements necessary. I believe that all three property- owners have areas in need of improvement. At this point a meeting including all. three property owners (in order to decide upon a- plan accei,table to all involved) would be appropriate. Roy Bingman and I would like to be at that meeting. A building owned by Bankcenter Inc. is leased to me. The property in question is owned by both Bankcenter and University NsLional Bank.
