McLain, has duly followed the City procedure for Minor Subdivisions as outlined in Section 29-644(g) of the City Code and has submitted his application for Minor Subdivision of Lots 1 & 2, Bockman Subdivision to the City of Fort Collins, Colorado; and WHEREAS, the City Planning Department Staff processed the application request in accordance with Section 29-644(g) including the notification of property owners within 500' of the said subdivision, and posting the required sign on the subject property; and WHEREAS, the Planning Director held a public hearing on Thursday, December 3, 1987, at 1.30 P.M. in the CIC Room of the New City Hall, for the purpose of reviewing the minor subdivision application. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE PLANNING DIRECTOR OF THE CITY OF FORT COLLINS THAT: The Minor Subdivision of Replat of Lots 1 & 2, Bockman Subdivision, #80-86A, be and hereby is approved, and as grounds therefor, the Planning Director does find the following facts to be trae: A. The proposal meets the design criteria and standards of the City for streets and utilities. B. All lots in this subdivision front on a dedicated right-of-way. C. Lot sizes are consistent with existing lots in the neighborhood. D. The lots are consistent with, and meet the requirements of, the R-L Zoning District (Low Density Residential District). BE IT FURTHER DETERMINED THAT THE AFORESAID APPROVAL IS CONDITIONED UPON THE FOLLOWING: 1. The right-of-way not needed for the cul-de-sac shall be vacated. 2. Not less than two (2) off-street parking spaces shall be provided for each lot. 3. The proposed sidewalk must be consistent with the existing sidewalk to the east. 4.
