Box 580 Fort Collins, Colorado 80522-0580 Dear Troy: Gensler, on behalf of Mat -Mar Realty and Ultimate Electronics/SoundTrack, respectfully submits the attached documents in accordance with the City of Fort Collins requirements for submission of a "Subdivision Plan" and a "Project Development Plan" for a proposed SoundTrack Car Audio Install and Warehouse. Project Description: The proposed project is a one-story commercial building of approximately 7,200 square feet that will be used as an accessory to an existing SoundTrack retail store adjacent to the proposed site. The proposed project will include a reception/waiting area, a six bay car audio installation facility, and an accessory warehouse for the storage and distribution of retail merchandise. The proposed uses are currently accommodated in the existing retail store. Once the proposed facility is constructed, the existing retail store will be renovated. Project Objectives: Meet the spirit and the intent of the Fort Collins City Plan Provide a facility that will be a positive addition to the neighborhood and the city while meeting the needs of the owner Achieve the overall goals and objectives of the project while working within the special constraints of the site Transportation: Since the new facility is to replace functions already provided in the retail store, transpo,tation impacts are expected to be minimal. Parking is provided by 5 existing spaces and 6 new spaces. The new spaces are included within the site to minimize their impact to traffic on the adjacent access drives. Pedestrian walkways have been provided within the site leading to the nearest street (South Mason Street). Intersections between pedestrian traffic and vehicular traffic have been kept to a minimum. Provisions have been made for bicyclists, in accordance with the City Plan. 1625 Broad-z"w cite �.00 Denver Colorado 80L02 Tel: 303.595.8585 Fax: 303.825. 6823 Community Appearance and Design: It is acknowledged that the size and shape of the site, and the below grade culvert running west to east through the site has resulted in a facility that is linear in nature, a less than optimum solution. Through the use of changes in the plane of the surface, change of texture, and change of color, a attempt has been made to minimize the impact of the linear nature of the facility. Use of landscaping and a other than rectangular relationship to South Mason Street also help to soften the linear nature of the facility. The selection of materials is intended to be compatible with the surrounding development and provide a visual link with the adjacent retail store. Locating the primary entry on the east side of the facility provides a physical link to the adjacent retail store. Locating the truck dock on the south side under the primary roof area minimizes the impact of the view from College Ave. as you look between the SoundTrack store and Fazoli's. Site lighting and landscaping have been designed to provide the necessary security while minimizing the impact of area lighting. Hazardous Materials and Waste: To the best knowledge of the land owner, the petitioner, and the architect; there are no hazardous materials contained upon or below the site. The proposed use of the site does not require the use or storage of hazardous materials. The Car Audio Install facility is for the installation of car audio equipment. No car maintenance or repair is to be performed. On/Off-site Noise: Since all installation activity occurs indoors, no noise is expected to impact the adjacent properties, access drives, or street. Vehicular traffic is expected to remain at current levels, with little additional impact. Natural Areas and Open Land: Although the site is currently vacant, there is little vegetation on the site other than the few immature trees noted on the existing conditions plan. Because of its location surrounded by commercial uses, there appears to be little passive recreational activity on the site. The facility and its landscape are expected to enhance the visual appearance of the site and the adjacent area. Commercial District: The proposed facility should be considered an infill retail commercial project, and as such is encouraged by the City Plan. Summary: The design of the facility, the access and parking, and the landscaping, are intended to meet the spirit and intent of the City Plan, while acknowledging the specific constraints of the site. It is my understanding from Matmar Fort Collins, owners of the Arbor Plaza, that construction plans have been reviewed by the City of Fort Collins for a box culvert and filling of the ditch on Arbor Plaza's property, adjacent to SoundTrack. It is my further understanding that a part of this work will involve the parcel owned by SoundTrack. This letter is to assure the City of Fort Collins that SoundTrack is aware of the above described work and gives its approval for the work to be performed.
