HomeMy WebLinkAboutCASEY'S CAR WASH - MAJOR AMENDMENT - 23-09 - CORRESPONDENCE - (6)Department: Zoning Issue Contact: Peter Barnes Topic: Zoning Number: 2 Created: 6/4/2009 [6/4/09] Remove the "signage" from the elevation drawings. Signs aren't reviewed as part of the PDP, and the depiction shown doesn't comply with the code (maximum allowed height of wall signs is 7, and what's shown as a possibility is almost as tall as the building). Number: 3 Created: 6/4/2009 [6/4/09] Add a general note to the site plan indicating that all light fixtures will be shielded and down directional. Number: 4 Created: 6/4/2009 [6/4/09] Show dimensions of the new pergola on the Site Plan. Number: 5 Created: 6/4/2009 [6/4/09] Add the floor area information for the coffee shop and retail use to the Land Use Statistics table on the site plan. Another round of staff review is necessary. Revisions must be re -submitted to the City within 90 days of the date of this comment letter (July 6, 2009). Be sure and return all red -lined plans when you re -submit. Please see attached REVISION ROUTING SHEET for number of copies of each document to re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at 221-6341. Yours Truly, /k4tr Steve Olt City Planner cc: Susan Joy Mowery Development JR Engineering Current Planning file 923-09 Page 5 Number: 32 Created: 6/24/2009 [6/24/09] Please dimension and show all row and easements and label them as existing or proposed to match the utility plan. Number: 33 Created: 6/24/2009 [6/24/09] Remove the label "Approved Arbor over existing seating area" and just show the proposed arbor and label it as proposed. Topic: Utililty Plan Number: 27 Created: 6/24/2009 [6/24/09] Sheet 6 - Identify the detail in the lower right hand corner as Detail A (or whatever you like) and cross reference this detail and the area on the previous sheet. Number: 28 Created: 6/24/2009 [6/24/09] Detail Sheets - Add details 701, 702, 707 (or 708 depending on what is existing), 1601, 1602, 1603, 1606(a), 1607. Department: Light & Power Issue Contact: Doug Martine Topic: Electric Utility Number: 1 Created: 6/4/2009 [6/4/09] The Light & Power records show the existing electric service is 600 amps at 120/208 volt three phase. If this needs to change, please contact Light & Power Engineering at (970)221-6700 to determine the additional electric charges that will apply. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 36 Created: 6/26/2009 OCCUPANT LOAD: The maximum occupancy of the cafe and associated outdoor seating area will need to be determined. Occupant load will determine Type of Occupancy (<50 is Business Occupancy, > or = 50 is Assembly), which also may influence other fire requirements, such as exiting and/or automatic fire sprinklers. Number: 37 Created: 6/26/2009 FIRE HYDRANT LOCATION: The fire hydrant that is going to be relocated needs to be moved farther off the curb face. Minimum distance is 3 feet off the curb face but in this instance, I would recommend even more distance, since it is an area where all the vehicles will be turning, thus increasing the risk of the hydrant being hit by a vehicle. If the location cannot be changed, bollards must be installed in an approved manner. Department: Stormwater-Water-Wastewater Topic: Stormwater Number: 35 [6/26/09] No comments. Issue Contact: Wes Lamarque Created: 6/26/2009 Page 4 Number: 22 Created: 6/23/2009 [6/23/09] The LAND USE STATISTICS on the Site Plan do not contain any information on the square footage of the Novelty Retail/Common Area/Cafe Space portion of the building. Number: 34 Created: 6/25/2009 [6/25/09] There needs to be a Site Plan showing the entire Casey's Car Wash site, with the north, south, east, and west property boundaries shown. Also, there needs to be off -site information for at least 150' in all directions. Department: Engineering Issue Contact: Susan Joy Topic: General Number: 25 Created: 6/24/2009 [6/24/09] All plan sets need to show the complete property boundary as well as dimension all public row & sidewalk widths. All plan sets must show existing features within 150' of the property limits (we are most interested in driveways, drive aisles, sidewalks, etc - anything to show how this development ties into or lines up with the other properties) and all plan sets must present the same information. The utility plan needs to dimension driveway widths and the location of the new curb at the Mason Street Corridor side so that it is locatable in the field. It is unclear where the Mason Corridor relates to this development or how your proposal ties into it. Number: 26 Created: 6/24/2009 [6/24/09] All proposed easements must have a legal description and an exhibit submitted for our review and approval along with the associated TDRFee. All easements to be vacated must submit a vacation request with an exhibit for our distribution to the various utility agencies for their review and approval. There is an additional TDRFee for that as well. Number: 3 8 Created: 6/26/2009 [6/26/09] From Technical Services: 1. Line over text (scanning) issues on site, landscape, elevations and utility plans. See red- lines. 2. The utility plans show a benchmark (6-94) that is no longer in our system. Please contact City Surveying Department @ 221-6235 for an updated copy of our benchmarks. Topic: Site and Landscape Plan Number: 29 Created: 6/24/2009 [6/24/09] Either spell out all abbreviations or place an index listing out the abbreviations. Number: 30 Created: 6/24/2009 [6/24/09] See Appendix E6 for scanning requirements and see Tech Services if you have any questions. Please correct all line over text issues. Number: 31 Created: 6/24/2009 [6/24/09] A hand rail is proposed but there is no detail or information on any of the plan sets. Page 1 Number: 16 Created: 6/22/2009 [6/22/09] Please label the assumed storm sewer line in the driveway on the east side of the building. If it's not a storm sewer, what is it? Number: 17 Created: 6/22/2009 [6/22/09] Please show the existing plantings in the area at the southeast corner of the site. What is the street tree that is there? It should be labeled as existing, if it is. Topic: Site Plan Number: 6 Created: 6/22/2009 [6/22/09] Please remove all landscaping references from the Site Plan. The same information is on the Landscape Plan where it belongs. Number: 7 Created: 6/22/2009 [6/22/09] Will the new curb along the north and south ends of the Detail Shop impede vehicular movement for the Car Pick Up Drive? Number: 8 Created: 6/22/2009 [6/22/09] Lots of references to "things" on the Site Plan are too light, making them illegible. Please darken. Number: 9 Created: 6/22/2009 [6/22/09] What is the semi -circular line in the Caf6 Space? Number: 10 Created: 6/22/2009 [6/22/09] What is the heavy dashed line in the driveway on the east side of the building (looks like a storm sewer)? Number: 11 Created: 6/22/2009 [6/22/09] How is the existing pervious pavement (along the east side of the Detail Shop) working in this development? Apparently other developments are having problems with theirs. Number: 12 Created: 6/22/2009 [6/22/09] Please graphically show the existing door in the Drive-Thru Car Wash building to the north. Number: 13 Created: 6/22/2009 [6/22/09] There are 2 areas on the north side of the Existing Self Service Car Wash and Novelty Retail portions of the building that are not labeled as to what they are. Please see the red -lined Site & Landscape Plans. Number: 18 Created: 6/22/2009 [6/22/09] Is the driveway along the south side of the site a 1-way or 2-way drive? Directional arrows would help. Stuart St, Ste 2040 Fort Collins, CO 80525 STAFF PROJECT REVIEW Date: 7/6/2009 Staff has reviewed your submittal for Casey's Car Wash, Major Amendment - Type 1, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: Building Plan Number: 19 Created: 6/23/2009 [6/23/09] Are the corrugated metal panels, as shown on the south building elevation, consistent with existing materials on the building? Number: 20 Created: 6/23/2009 [6/23/09] There are many references such as 1/A4.0 & 1/A4.2 on the Building Elevations Plan. Are these references to cross -sections that might be part of a larger set of plans for Building Permit? They are not needed on this plan being reviewed as part of the Major Amendment. Number: 21 Created: 6/23/2009 [6/23/09] Please remove the word "signage" and the associated label from the east building elevation. The signage for the project is subject to the City's Sign Code and will be reviewed separately by the Zoning Department. Department: Current Planning Topic: General Number: 24 [6/23/09] No comments. Issue Contact: Dana Leavitt Created: 6/23/2009 Department: Current Planning Issue Contact: Steve Olt Topic: Landscape Plan Number: 14 Created: 6/22/2009 [6/22/09] There are numerous references to Demo Tree or Demo shrub on the Landscape Plan. Does this mean demolish (remove) existing plants? If so, please show (with symbols) the existing trees and shrubs to be removed. Number: 15 Created: 6/22/2009 [6/22/091 There are 2 areas on the north side of the Existing Self Service Car Wash and Novelty Retail portions of the building that are not labeled as to what they are.
