The purpose of this exercise is to aid the City of Fort Collins in determining whether the change of use will have significant transportation impacts. The location of the Casey Car Wash site is shown in Figure 1. The site is currently occupied by the Casey Car Wash and auto detail shop. The Casey Car Wash has eight self -serve wash bays. Four of these wash bays will be converted to a cafe and retail use, with shared restrooms and mechanical room (common area). Table 1 shows the calculated daily and peak hour trip generation for the four wash bays. The reference document is Trip Generation, 8t" Edition, ITE. The calculated trip generation is: 432 daily trip ends and 22 afternoon peak hour trip ends. The morning peak hour is not addressed in the reference document. The redeveloped Casey Car Wash will consist of a 590 square foot cafe, a 295 square foot retail store, and approximately 256 square feet of common area between the two stores. Figure 2 shows the site plan for the redeveloped Casey Car Wash. Table 2 shows the calculated daily and peak hour trip generation for these land uses. In calculating the trip generation, the common area was split evenly between the retail use and the cafe use. The resulting calculated trip generation is: 303 daily trip ends, 31 morning peak hour trip ends, and 20 afternoon peak hour trip ends. A comparison indicates that there will be less daily and afternoon trip generation with the Casey Car Wash redevelopment. In the morning peak hour, the cafe component of the redevelopment will have higher trip generation as compared to the car wash use.
