HomeMy WebLinkAboutCASEY'S CAR WASH - MAJOR AMENDMENT - 23-09 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESThe project has balanced the new impervious areas and the pervious landscape areas to create a net zero gain. The landscape island along the entry is being modified to accommodate the entry to the redesigned south parking area and its connection the east parking lot. New landscape plant material will be added to the east side of the building. The landscaping along Mason Street will remain the same. A new large landscape area surrounding the patio area will be added. It will create a comfortable seating area for Cafe and full service car wash users. The landscape area will be separated from the patio by a low seat wall. The project will be an important redevelopment of a portion of the site, responding to customer needs and comfort. It will also enhance the visual aesthetics of the site both from Mason Street and the Mason Street Corridor. All required submittal items specified on the submittal check list have been included in the submittal as required by the City. We look forward to working with the City on the review of the project. College Fort Collins, CO 80524 Ref; Troutman PUD, Lot 6, Major Amendment The project is located at 4315 S. Mason Street on the west side. Casey Car Wash currently operates from the site, offering full and self service car washes and a detail shop. All current operations will continue. The proposed changes will enhance client service, comfort and retention. A comfortable waiting area in the form of a patio, and food service are proposed. The proposal calls for 4 (half) of the self serve car wash bays to be enclosed for the use of a small cafe, and novelty retail shop. The cafe will occupy 600sf, the novelty retail shop will occupy 300sf and a common restroom / mechanical area of 300 sf, for a total of 1,200sf. Both facilities will share a common restroom and mechanical. A new patio will be built on the north side of the cafe to service the cafe and full service wash customers and is centrally located between the buildings. The new patio will be built over the existing pavement. Significant upgrades to the fagade of the building will be part of the remodel Signage is proposed for the east side of the building. Entries to the building will be from the south and north sides. A new walk is proposed on the south side. The existing parking spaces will be restriped to accommodate the updated layout. There will be a total of 24 parking spaces with 0 being added. The majority of the anticipated business will come from existing customers waiting for the vehicle to be washed at the full service building. It is anticipated that a small portion of the cafe business will be generated by off site customers. The offsite customers will include a few new vehicular trips to the site and a number of walk up clients from the many surrounding businesses.
